Extensions in and around Richmond
Across SW14, TW1, TW7, TW8, TW9, TW10, we can visit, measure and advise. We also work in nearby Isleworth (2 miles), Hounslow (2 miles), Barnes (3 miles), Roehampton (3 miles).
East Molesey, in Surrey, is roughly 5 miles from Richmond and also on our list. London's housing is dominated by Victorian and Edwardian terraces, many with a rear outrigger and a side return, and 1930s semis in the outer boroughs. Conservation areas are common, so the planning check comes first.
Is an orangery extension right for your house?
- Homeowners replacing an older conservatory
- Period and detached houses with a garden view
- Those who want daylight without overheating
The lantern-to-roof ratio sets the character. A wider solid perimeter gives a calmer, more room-like space and hides downlights and speakers; a bigger lantern feels brighter but needs more care against summer heat.
Will the council need to approve it?
In England a glazed or orangery-style extension follows the same size limits as any single-storey rear extension: 3 m or 4 m without an application, or up to 6 m and 8 m through prior approval. Building regulations limit glazing to about a quarter of the new floor area plus the openings it replaces, unless whole-house calculations show the design still performs.
Before any drawing is finalised we check whether the house is listed, in a conservation area or subject to an Article 4 direction.
If the work involves a shared wall, building on the boundary, or digging foundations within 3 m (sometimes 6 m) of a neighbour's building, the Party Wall etc. Act 1996 applies and notice must be served before work starts: two months for work to a party wall, one month for new walls on the boundary and for excavations.
Building over or within 3 m of a public sewer needs the water company's consent, usually through a build-over agreement, before the foundations go in.
Applications are decided by the local planning authority (your district, borough or unitary council).

Questions people ask about orangery extensions
How long does an orangery extension take to build in Richmond?
On site, typically 10 to 16 weeks once approvals are in place. Before that, allow 6–12 weeks design and approvals.
Can I see a price before committing to anything?
Yes. The guide prices on this page are adjusted for Richmond, and the guide-price tool gives a range for your own size. After the survey you get a written price before anything is agreed.
Who do I contract with for an orangery extension in Richmond?
Your contract is with S&K Property Investments and Improvement Ltd, which designs and manages the project and the build teams who carry it out.
Will an orangery be too hot in summer?
Not if it is designed with solar-control glass, a solid perimeter and ventilation. We size the lantern and opening vents with that in mind.
Does an orangery need planning permission?
It follows the same size limits as other single-storey extensions. In England many fit within permitted development or prior approval; others need an application.
