How a house extension project works

  1. Free site visit

We visit your home, measure up, talk through what you want and check the planning position.

  2. Design and approvals

We draw the design, agree it with you and handle planning or permitted development checks and building regulations.

  3. Fixed written price

With the design and specification agreed, you get a fixed written price and a start date.

  4. Build and sign-off

We build it with one project manager, book the building control inspections and hand over the completion certificate.

1. Free site visit

We visit, measure, look at access and drains, talk through what you want and your budget, and check the planning position for your address.

2. Design and approvals

We draw two or three layout options, agree one with you, then deal with the right planning route: permitted development (with a lawful development certificate if you want one), prior approval in England, or a planning application. Building regulations drawings and structural calculations follow. The design stage is priced in writing before it starts.

3. Fixed written price

With approved drawings and an agreed specification, you get a written price, a programme and a stage-payment schedule tied to work completed. Nothing starts until you are happy.

4. Build and sign-off

One project manager runs the build, building control inspects at the key stages and you receive the completion certificate at the end. In England and Wales we tell you which party wall notices are needed and when to serve them.
