Will the council need to approve it?
In England a single-storey side extension can be permitted development if it is no more than 4 m high and no wider than half the width of the original house. Two-storey side extensions, and any side extension on designated land such as a conservation area, need a householder planning application.
The planning position for a specific Stevenage address depends on its history and any designations, which is why we check it at the first visit.
If the work involves a shared wall, building on the boundary, or digging foundations within 3 m (sometimes 6 m) of a neighbour's building, the Party Wall etc. Act 1996 applies and notice must be served before work starts: two months for work to a party wall, one month for new walls on the boundary and for excavations.
Building regulations approval is separate from planning. In England you can use the council's building control team or a registered building control approver; a full plans application gets the drawings checked before work starts, and the inspector signs the work off with a completion certificate.
Applications are decided by the local planning authority (your district, borough or unitary council).
Extensions in and around Stevenage
Site visits are available across Stevenage (SG1, SG2, SG3, SG4). Neighbouring towns we cover include Hitchin (5 miles), Letchworth Garden City (5 miles), Welwyn Garden City (7 miles), Harpenden (9 miles).
Just over the Bedfordshire border, Luton is about 9 miles away. Across the East of England many houses sit on generous plots, and single-storey and wraparound extensions are a natural fit.
When a side extension makes sense
- Homes needing a utility, study or ground-floor bedroom
- Detached and semi-detached houses with side land
- Houses where the rear garden is small
Councils often prefer side extensions to sit slightly back from the front of the house with a lower roof, so the original building still reads clearly. We design to those principles from the start to avoid redesigns.
Our process, step by step
Site visits are free and there is no obligation. Where drawings are needed, the design stage is priced in writing before it starts.
Free site visit
It starts with a visit to your house to measure, check access and talk through ideas and budget.
Design and approvals
Once the layout is agreed, we deal with the council: planning permission or written confirmation that none is needed, plus building control.
Fixed written price
With the design and specification agreed, you get a fixed written price and a start date.
Build and sign-off
The build is managed from start to finish, inspected at each stage and signed off on completion.
Side extension questions answered
Do I need building regulations approval in Stevenage?
Yes. Almost every extension needs it, whatever the planning route. We prepare the drawings and book the inspections.
Will my neighbours in Stevenage be involved?
If a planning application or prior approval is needed, the council notifies neighbours. If the work is on or near a shared boundary, party wall notices may also be needed.
Can I see a price before committing to anything?
Yes. The guide prices on this page are adjusted for Stevenage, and the guide-price tool gives a range for your own size. After the survey you get a written price before anything is agreed.
Can I build a side extension without planning permission?
In England a single-storey side extension can be permitted development if it is no more than 4 m high and no wider than half the width of the original house. Two-storey side extensions, and any side extension on designated land such as a conservation area, need a planning application.
How much does a side extension cost?
Our guide range is about £1,860 to £3,600 per m² including VAT, depending on specification, so a standard 18 m² single-storey side extension lands around £39,000 to £51,000 in Stevenage.
