Extensions in and around Surrey

Towns we cover in Surrey include Woking, Guildford, Esher, Redhill, Staines-upon-Thames, Banstead, Leatherhead, Ewell. In the South East, plenty of houses have already been extended once, which makes checking the remaining permitted development allowance an important early step.

Will the council need to approve it?

In England a glazed or orangery-style extension follows the same size limits as any single-storey rear extension: 3 m or 4 m without an application, or up to 6 m and 8 m through prior approval. Building regulations limit glazing to about a quarter of the new floor area plus the openings it replaces, unless whole-house calculations show the design still performs.

The planning position for a specific Surrey address depends on its history and any designations, which is why we check it at the first visit.

If the work involves a shared wall, building on the boundary, or digging foundations within 3 m (sometimes 6 m) of a neighbour's building, the Party Wall etc. Act 1996 applies and notice must be served before work starts: two months for work to a party wall, one month for new walls on the boundary and for excavations.

Applications are decided by the local planning authority (your district, borough or unitary council).

What is included

  • Thermal calculations where glazing is generous
  • Opening into the main house
  • Aluminium or timber lantern and full-height glazing
  • Heating sized for the glass area
  • Foundations, walls and insulated perimeter roof

The lantern-to-roof ratio sets the character. A wider solid perimeter gives a calmer, more room-like space and hides downlights and speakers; a bigger lantern feels brighter but needs more care against summer heat.

How much does an orangery extension cost in Surrey?

Labour and material costs vary across the UK, so for Surrey we use our South East England factor (×1.12). The ranges include VAT and exclude design, structural and council fees.

Typical rates in Surrey: £2,690 to £5,040 per m² including VAT, depending on specification.

How the project works

Site visits are free and there is no obligation. Where drawings are needed, the design stage is priced in writing before it starts.

  1. Free site visit

It starts with a visit to your house to measure, check access and talk through ideas and budget.

  2. Design and approvals

Drawings are prepared and agreed with you, then submitted for the right planning route and building regulations approval.

  3. Fixed written price

With the design and specification agreed, you get a fixed written price and a start date.

  4. Build and sign-off

Work is carried out to the agreed programme, inspected by building control and signed off at the end.

Orangery extension questions answered

Will my neighbours in Surrey be involved?

If a planning application or prior approval is needed, the council notifies neighbours. If the work is on or near a shared boundary, party wall notices may also be needed.

Who do I contract with for an orangery extension in Surrey?

Your contract is with S&K Property Investments and Improvement Ltd, which designs and manages the project and the build teams who carry it out.

How long does an orangery extension take to build in Surrey?

On site, typically 10 to 16 weeks once approvals are in place. Before that, allow 6–12 weeks design and approvals.

What is the difference between an orangery and a conservatory?

An orangery has a solid roof perimeter with a central lantern and more solid wall, so it is warmer and more like a room. A conservatory is mostly glass. Building regulations treat a heated orangery joined to the house as an extension.

Will an orangery be too hot in summer?

Not if it is designed with solar-control glass, a solid perimeter and ventilation. We size the lantern and opening vents with that in mind.
