Working in Egham

Site visits are available across Egham (GU25, TW18, TW20). Neighbouring towns we cover include Staines-upon-Thames (2 miles), Ashford, Surrey (4 miles), Weybridge (6 miles), Sunbury-on-Thames (6 miles).

For homes towards Berkshire, Windsor is around 4 miles away. Homes across the South East range from Victorian terraces in the older town centres to large detached houses on the edges, so the right extension type varies street by street.

Included in a typical project

  • Thermal calculations where glazing is generous
  • Aluminium or timber lantern and full-height glazing
  • Heating sized for the glass area
  • Foundations, walls and insulated perimeter roof
  • Design of piers, roof perimeter and lantern proportions

The lantern-to-roof ratio sets the character. A wider solid perimeter gives a calmer, more room-like space and hides downlights and speakers; a bigger lantern feels brighter but needs more care against summer heat.

What should I budget for an orangery extension in Egham?

Labour and material costs vary across the UK, so for Egham we use our South East England factor (×1.12). The ranges include VAT and exclude design, structural and council fees.

Typical rates in Egham: £2,690 to £5,040 per m² including VAT, depending on specification.

Do I need planning permission in Egham?

In England a glazed or orangery-style extension follows the same size limits as any single-storey rear extension: 3 m or 4 m without an application, or up to 6 m and 8 m through prior approval. Building regulations limit glazing to about a quarter of the new floor area plus the openings it replaces, unless whole-house calculations show the design still performs.

Homes in conservation areas, national parks, National Landscapes (formerly AONBs), the Broads and World Heritage Sites have tighter rules, so we always check the property's status and planning history before design starts.

If the work involves a shared wall, building on the boundary, or digging foundations within 3 m (sometimes 6 m) of a neighbour's building, the Party Wall etc. Act 1996 applies and notice must be served before work starts: two months for work to a party wall, one month for new walls on the boundary and for excavations.

Building over or within 3 m of a public sewer needs the water company's consent, usually through a build-over agreement, before the foundations go in.

Applications are decided by the local planning authority (your district, borough or unitary council).

Common questions in Egham

Will my neighbours in Egham be involved?

If a planning application or prior approval is needed, the council notifies neighbours. If the work is on or near a shared boundary, party wall notices may also be needed.

Who do I contract with for an orangery extension in Egham?

Your contract is with S&K Property Investments and Improvement Ltd, which designs and manages the project and the build teams who carry it out.

Can I see a price before committing to anything?

Yes. The guide prices on this page are adjusted for Egham, and the guide-price tool gives a range for your own size. After the survey you get a written price before anything is agreed.

How much does an orangery cost?

Our guide range is about £2,690 to £5,040 per m² including VAT, so a 16 m² standard-spec orangery is typically £50,000 to £63,000 in Egham.

Will an orangery be too hot in summer?

Not if it is designed with solar-control glass, a solid perimeter and ventilation. We size the lantern and opening vents with that in mind.
