Orangery extensions for homes in Plymouth
We design and build orangery extensions for houses in Plymouth, with a written price once the survey and design are done and one point of contact throughout.
- Guide price in PlymouthFrom £30,500 inc VAT
- PlanningSame limits as single-storey rear; glazing checked for building regs
- Build time10–16 weeks on site
- Postcode districtsPL1, PL2, PL3, PL4, PL5

What is included
- Heating sized for the glass area
- Aluminium or timber lantern and full-height glazing
- Foundations, walls and insulated perimeter roof
- Opening into the main house
- Thermal calculations where glazing is generous
- Design of piers, roof perimeter and lantern proportions
The lantern-to-roof ratio sets the character. A wider solid perimeter gives a calmer, more room-like space and hides downlights and speakers; a bigger lantern feels brighter but needs more care against summer heat.
Covering Plymouth
Our survey diary covers Plymouth, including PL1, PL2, PL3, PL4, PL5, PL9. Nearby, we also take on projects in Paignton (26 miles), Newton Abbot (26 miles), Torquay (28 miles), Exeter (36 miles).
Launceston, in Cornwall, is roughly 21 miles from Plymouth and also on our list. In the South West, local stone, render and brick vary from town to town, so matching materials is a big part of designing an extension that looks right.
Will the council need to approve it?
In England a glazed or orangery-style extension follows the same size limits as any single-storey rear extension: 3 m or 4 m without an application, or up to 6 m and 8 m through prior approval. Building regulations limit glazing to about a quarter of the new floor area plus the openings it replaces, unless whole-house calculations show the design still performs.
Homes in conservation areas, national parks, National Landscapes (formerly AONBs), the Broads and World Heritage Sites have tighter rules, so we always check the property's status and planning history before design starts.
Building over or within 3 m of a public sewer needs the water company's consent, usually through a build-over agreement, before the foundations go in.
If the work involves a shared wall, building on the boundary, or digging foundations within 3 m (sometimes 6 m) of a neighbour's building, the Party Wall etc. Act 1996 applies and notice must be served before work starts: two months for work to a party wall, one month for new walls on the boundary and for excavations.
Applications are decided by the local planning authority (your district, borough or unitary council).

Orangery extension questions answered
Can I see a price before committing to anything?
Yes. The guide prices on this page are adjusted for Plymouth, and the guide-price tool gives a range for your own size. After the survey you get a written price before anything is agreed.
Do I need building regulations approval in Plymouth?
Yes. Almost every extension needs it, whatever the planning route. We prepare the drawings and book the inspections.
How long does an orangery extension take to build in Plymouth?
On site, typically 10 to 16 weeks once approvals are in place. Before that, allow 6–12 weeks design and approvals.
Does an orangery need planning permission?
It follows the same size limits as other single-storey extensions. In England many fit within permitted development or prior approval; others need an application.
Will an orangery be too hot in summer?
Not if it is designed with solar-control glass, a solid perimeter and ventilation. We size the lantern and opening vents with that in mind.
