Covering Cannock

Our survey diary covers Cannock, including WS6, WS11, WS12. Neighbouring towns we cover include Great Wyrley (2 miles), Burntwood (4 miles), Rugeley (6 miles), Lichfield (9 miles).

Just over the West Midlands border, Bloxwich is about 5 miles away. Across the West Midlands, brick-built semis with long gardens are common, so single-storey and two-storey rear extensions are popular choices.

Do I need planning permission in Cannock?

In England a glazed or orangery-style extension follows the same size limits as any single-storey rear extension: 3 m or 4 m without an application, or up to 6 m and 8 m through prior approval. Building regulations limit glazing to about a quarter of the new floor area plus the openings it replaces, unless whole-house calculations show the design still performs.

In a conservation area, national park, National Landscape, the Broads or a World Heritage Site the permitted development limits are tighter (no side or two-storey extensions without an application). Listed homes need listed building consent, and if permitted development rights have been removed, any extension needs an application.

Building regulations approval is separate from planning. In England you can use the council's building control team or a registered building control approver; a full plans application gets the drawings checked before work starts, and the inspector signs the work off with a completion certificate.

Applications are decided by the local planning authority (your district, borough or unitary council).

Questions people ask about orangery extensions

Do I need building regulations approval in Cannock?

Yes. Almost every extension needs it, whatever the planning route. We prepare the drawings and book the inspections.

How long does an orangery extension take to build in Cannock?

On site, typically 10 to 16 weeks once approvals are in place. Before that, allow 6–12 weeks design and approvals.

Do you cover all of Cannock?

Yes. We cover Cannock and the surrounding parts of Staffordshire. Site visits are free and there is no obligation.

Does an orangery need planning permission?

It follows the same size limits as other single-storey extensions. In England many fit within permitted development or prior approval; others need an application.

Will an orangery be too hot in summer?

Not if it is designed with solar-control glass, a solid perimeter and ventilation. We size the lantern and opening vents with that in mind.
