Do I need planning permission in Brixton?

In England a glazed or orangery-style extension follows the same size limits as any single-storey rear extension: 3 m or 4 m without an application, or up to 6 m and 8 m through prior approval. Building regulations limit glazing to about a quarter of the new floor area plus the openings it replaces, unless whole-house calculations show the design still performs.

Homes in conservation areas, national parks, National Landscapes (formerly AONBs), the Broads and World Heritage Sites have tighter rules, so we always check the property's status and planning history before design starts.

Building regulations approval is separate from planning. In England you can use the council's building control team or a registered building control approver; a full plans application gets the drawings checked before work starts, and the inspector signs the work off with a completion certificate.

If the work involves a shared wall, building on the boundary, or digging foundations within 3 m (sometimes 6 m) of a neighbour's building, the Party Wall etc. Act 1996 applies and notice must be served before work starts: two months for work to a party wall, one month for new walls on the boundary and for excavations.

Applications are decided by the local planning authority (your district, borough or unitary council).

Covering Brixton

Across SE5, SE24, SW2, SW4, SW8, SW9, we can visit, measure and advise. Neighbouring towns we cover include Peckham (2 miles), Battersea (2 miles), Streatham (3 miles), New Cross (3 miles).

Ewell, in Surrey, is roughly 10 miles from Brixton and also on our list. London's housing is dominated by Victorian and Edwardian terraces, many with a rear outrigger and a side return, and 1930s semis in the outer boroughs. Conservation areas are common, so the planning check comes first.

How the project works

Site visits are free and there is no obligation. Where drawings are needed, the design stage is priced in writing before it starts.

  1. Free site visit

It starts with a visit to your house to measure, check access and talk through ideas and budget.

  2. Design and approvals

Drawings are prepared and agreed with you, then submitted for the right planning route and building regulations approval.

  3. Fixed written price

We confirm the build price in writing, based on the approved drawings and the finishes you have chosen.

  4. Build and sign-off

The build is managed from start to finish, inspected at each stage and signed off on completion.

Questions people ask about orangery extensions

Do I need building regulations approval in Brixton?

Yes. Almost every extension needs it, whatever the planning route. We prepare the drawings and book the inspections.

Can I see a price before committing to anything?

Yes. The guide prices on this page are adjusted for Brixton, and the guide-price tool gives a range for your own size. After the survey you get a written price before anything is agreed.

Do you cover all of Brixton?

Yes. We cover Brixton and the surrounding parts of Greater London. Site visits are free and there is no obligation.

What is the difference between an orangery and a conservatory?

An orangery has a solid roof perimeter with a central lantern and more solid wall, so it is warmer and more like a room. A conservatory is mostly glass. Building regulations treat a heated orangery joined to the house as an extension.

Does an orangery need planning permission?

It follows the same size limits as other single-storey extensions. In England many fit within permitted development or prior approval; others need an application.
