Do I need planning permission in Brixton?
In England a porch is usually permitted development if its ground floor area is no more than 3 m² measured externally, no part is over 3 m high, and no part is within 2 m of a boundary next to a road.
The planning position for a specific Brixton address depends on its history and any designations, which is why we check it at the first visit.
If the work involves a shared wall, building on the boundary, or digging foundations within 3 m (sometimes 6 m) of a neighbour's building, the Party Wall etc. Act 1996 applies and notice must be served before work starts: two months for work to a party wall, one month for new walls on the boundary and for excavations.
Building regulations approval is separate from planning. In England you can use the council's building control team or a registered building control approver; a full plans application gets the drawings checked before work starts, and the inspector signs the work off with a completion certificate.
Applications are decided by the local planning authority (your district, borough or unitary council).
Covering Brixton
Site visits are available across Brixton (SE5, SE24, SW2, SW4, SW8, SW9). We also work in nearby Peckham (2 miles), Battersea (2 miles), Streatham (3 miles), New Cross (3 miles).
For homes towards Surrey, Ewell is around 10 miles away. London's housing is dominated by Victorian and Edwardian terraces, many with a rear outrigger and a side return, and 1930s semis in the outer boroughs. Conservation areas are common, so the planning check comes first.
