Will the council need to approve it?

In Wales an annexe linked to the house and used by your household is assessed as an extension, but its size usually means a planning application is needed.

Before any drawing is finalised we check whether the house is listed, in a conservation area or subject to an Article 4 direction.

Building regulations approval is separate from planning. Wales has its own building regulations and approved documents; the council or a registered building control approver checks the plans, inspects the work and issues a completion certificate.

The Party Wall etc. Act 1996 applies in Wales as in England: notice must be served before work to a shared wall, building on the boundary, or excavating close to a neighbour's foundations.

Applications are decided by the local planning authority (your county or county borough council, or the national park authority).

How much does an annexe extension cost in Bridgend?

For Bridgend we adjust our national guide rates by ×0.93, the factor we use for Wales. Figures include VAT; your written quote after the survey replaces them.

Typical rates in Bridgend: £1,860 to £3,530 per m² including VAT, depending on specification.

When an annexe extension makes sense

  • Multi-generational families
  • Relatives who need support close by
  • Homes with a large side or rear garden

Accessibility is cheaper to design in than to retrofit. Level access, a 900 mm door width, a level-access shower and space to turn a wheelchair can all be planned into the footprint for little extra cost.

Working in Bridgend

Site visits are available across Bridgend (CF31, CF35). We also work in nearby Porthcawl (6 miles), Maesteg (8 miles), Tonypandy (10 miles), Rhondda (12 miles).

Cowbridge, in South Glamorgan, is roughly 6 miles from Bridgend and also on our list. Welsh housing ranges from stone terraces in the valleys to render-and-slate houses and modern estates, and the Welsh planning rules differ from England's in several places.

Our process, step by step

Site visits are free and there is no obligation. Where drawings are needed, the design stage is priced in writing before it starts.

  1. Free site visit

It starts with a visit to your house to measure, check access and talk through ideas and budget.

  2. Design and approvals

Once the layout is agreed, we deal with the council: planning permission or written confirmation that none is needed, plus building control.

  3. Fixed written price

We confirm the build price in writing, based on the approved drawings and the finishes you have chosen.

  4. Build and sign-off

Work is carried out to the agreed programme, inspected by building control and signed off at the end.

Questions people ask about annexe extensions

Who do I contract with for an annexe extension in Bridgend?

Your contract is with S&K Property Investments and Improvement Ltd, which designs and manages the project and the build teams who carry it out.

Will my neighbours in Bridgend be involved?

If a planning application is needed, the council notifies neighbours. If the work is on or near a shared boundary, party wall notices may also be needed.

How long does an annexe extension take to build in Bridgend?

On site, typically 16 to 24 weeks once approvals are in place. Before that, allow 10–16 weeks design and approvals.

Does an annexe extension need planning permission?

Usually yes, because of its size and the way it will be used. Councils check that it stays ancillary to the main house, so the application must describe the use clearly.

Will an annexe affect council tax?

It can. Some annexes are assessed separately for council tax, with discounts or exemptions in some cases when occupied by a relative. Check with the Valuation Office Agency (England and Wales), your local assessor (Scotland) or Land & Property Services (Northern Ireland).
