Planning and approvals in Bridgend
In Wales a single-storey side return can fall within permitted development if it stays within the 4 m height limit and the width rules for side extensions. Conservation areas and listed buildings need consent, and the Party Wall Act applies to work on or near a shared wall.
In a conservation area, national park, National Landscape or World Heritage Site the permitted development limits are tighter (no side or two-storey extensions without an application). Listed homes need listed building consent, and if permitted development rights have been removed, any extension needs an application.
Building over or within 3 m of a public sewer needs the water company's consent before the foundations go in.
Building regulations approval is separate from planning. Wales has its own building regulations and approved documents; the council or a registered building control approver checks the plans, inspects the work and issues a completion certificate.
Applications are decided by the local planning authority (your county or county borough council, or the national park authority).
Included in a typical project
- Survey of the outrigger, boundary wall and drainage
- Design to keep daylight in the middle of the house
- New boundary wall or raised party wall
- Kitchen-ready shell or full finish
- Glazed, sloping or flat roof with rooflights
- Party wall notice support (England and Wales)
Light is the design problem. A side return can make the middle of the house darker if the roof is solid, so we model the daylight and usually recommend a glazed slope or a run of rooflights along the boundary edge.
Extensions in and around Bridgend
Site visits are available across Bridgend (CF31, CF35). Nearby, we also take on projects in Porthcawl (6 miles), Maesteg (8 miles), Tonypandy (10 miles), Rhondda (12 miles).
Just over the South Glamorgan border, Cowbridge is about 6 miles away. In Wales, terraced houses with rear offshoots are common in the towns, while detached houses and bungalows dominate in rural areas.
How the project works
Site visits are free and there is no obligation. Where drawings are needed, the design stage is priced in writing before it starts.

Build and sign-off
The build is managed from start to finish, inspected at each stage and signed off on completion.
Your questions about a side return extension in Bridgend
Who do I contract with for a side return extension in Bridgend?
Your contract is with S&K Property Investments and Improvement Ltd, which designs and manages the project and the build teams who carry it out.
How long does a side return extension take to build in Bridgend?
On site, typically 10 to 14 weeks once approvals are in place. Before that, allow 6–12 weeks design and approvals.
Will my neighbours in Bridgend be involved?
If a planning application is needed, the council notifies neighbours. If the work is on or near a shared boundary, party wall notices may also be needed.
Can I combine a side return with a rear extension?
Yes. That combination is a wraparound extension, which adds the most space to a terraced house.
How much does a side return extension cost?
Our guide range is about £1,950 to £3,530 per m² including VAT, so a typical 2 m × 5.5 m infill lands around £24,500 to £31,000 at standard spec in Bridgend, more in London.
