Working in Cambridge

Postcode districts we cover around Cambridge include CB1, CB2, CB3, CB4, CB5, CB22. Nearby, we also take on projects in Ely (15 miles), Huntingdon (16 miles), St Neots (16 miles), March (24 miles).

Newmarket, in Suffolk, is roughly 13 miles from Cambridge and also on our list. The East of England mixes market-town terraces, inter-war semis and modern estates. Clay soils are common in parts of the region, which can affect foundation design.

What is included

  • Tiled, slate or flat roof
  • Design to suit the house style
  • Planning check against the porch limits
  • Brick, render or oak frame walls
  • Foundations and drainage for rainwater
  • Front door, glazing and electrics

Proportion matters on a porch more than on any other extension, because it is at the front. We match the roof pitch and brick and keep the front door in proportion with the house windows.

Do I need planning permission in Cambridge?

In England a porch is usually permitted development if its ground floor area is no more than 3 m² measured externally, no part is over 3 m high, and no part is within 2 m of a boundary next to a road.

In a conservation area, national park, National Landscape, the Broads or a World Heritage Site the permitted development limits are tighter (no side or two-storey extensions without an application). Listed homes need listed building consent, and if permitted development rights have been removed, any extension needs an application.

Building over or within 3 m of a public sewer needs the water company's consent, usually through a build-over agreement, before the foundations go in.

Building regulations approval is separate from planning. In England you can use the council's building control team or a registered building control approver; a full plans application gets the drawings checked before work starts, and the inspector signs the work off with a completion certificate.

Applications are decided by the local planning authority (your district, borough or unitary council).
