Covering Whitby
We cover Whitby and the postcode districts YO21. Neighbouring towns we cover include Redcar (17 miles), Scarborough (18 miles), Middlesbrough (22 miles), Northallerton (33 miles).
For homes towards County Durham, Thornaby-on-Tees is around 24 miles away. Homes across Yorkshire and the Humber range from back-to-back and through terraces to large suburban semis, and extension options vary with them.
Will the council need to approve it?
In England a glazed or orangery-style extension follows the same size limits as any single-storey rear extension: 3 m or 4 m without an application, or up to 6 m and 8 m through prior approval. Building regulations limit glazing to about a quarter of the new floor area plus the openings it replaces, unless whole-house calculations show the design still performs.
Before any drawing is finalised we check whether the house is listed, in a conservation area or subject to an Article 4 direction.
If the work involves a shared wall, building on the boundary, or digging foundations within 3 m (sometimes 6 m) of a neighbour's building, the Party Wall etc. Act 1996 applies and notice must be served before work starts: two months for work to a party wall, one month for new walls on the boundary and for excavations.
Building over or within 3 m of a public sewer needs the water company's consent, usually through a build-over agreement, before the foundations go in.
Applications are decided by the local planning authority (your district, borough or unitary council).

Questions people ask about orangery extensions
Who do I contract with for an orangery extension in Whitby?
Your contract is with S&K Property Investments and Improvement Ltd, which designs and manages the project and the build teams who carry it out.
Can I see a price before committing to anything?
Yes. The guide prices on this page are adjusted for Whitby, and the guide-price tool gives a range for your own size. After the survey you get a written price before anything is agreed.
Do I need building regulations approval in Whitby?
Yes. Almost every extension needs it, whatever the planning route. We prepare the drawings and book the inspections.
Will an orangery be too hot in summer?
Not if it is designed with solar-control glass, a solid perimeter and ventilation. We size the lantern and opening vents with that in mind.
How much does an orangery cost?
Our guide range is about £2,260 to £4,230 per m² including VAT, so a 16 m² standard-spec orangery is typically £42,000 to £53,000 in Whitby.
