Do I need planning permission in York?
In England a glazed or orangery-style extension follows the same size limits as any single-storey rear extension: 3 m or 4 m without an application, or up to 6 m and 8 m through prior approval. Building regulations limit glazing to about a quarter of the new floor area plus the openings it replaces, unless whole-house calculations show the design still performs.
In a conservation area, national park, National Landscape, the Broads or a World Heritage Site the permitted development limits are tighter (no side or two-storey extensions without an application). Listed homes need listed building consent, and if permitted development rights have been removed, any extension needs an application.
Building regulations approval is separate from planning. In England you can use the council's building control team or a registered building control approver; a full plans application gets the drawings checked before work starts, and the inspector signs the work off with a completion certificate.
If the work involves a shared wall, building on the boundary, or digging foundations within 3 m (sometimes 6 m) of a neighbour's building, the Party Wall etc. Act 1996 applies and notice must be served before work starts: two months for work to a party wall, one month for new walls on the boundary and for excavations.
Applications are decided by the local planning authority (your district, borough or unitary council).

Local to York
Site visits are available across York (YO1, YO10, YO23, YO24, YO30, YO31). Neighbouring towns we cover include Selby (12 miles), Harrogate (19 miles), Ripon (24 miles), Northallerton (31 miles).
Goole, in East Riding of Yorkshire, is roughly 19 miles from York and also on our list. Yorkshire and the Humber combines stone-built terraces in the Pennine towns with brick semis and newer estates elsewhere, so materials and roof details need matching with care.

Common questions in York
Do you cover all of York?
Yes. We cover York and the surrounding parts of North Yorkshire. Site visits are free and there is no obligation.
How long does an orangery extension take to build in York?
On site, typically 10 to 16 weeks once approvals are in place. Before that, allow 6–12 weeks design and approvals.
Will my neighbours in York be involved?
If a planning application or prior approval is needed, the council notifies neighbours. If the work is on or near a shared boundary, party wall notices may also be needed.
What is the difference between an orangery and a conservatory?
An orangery has a solid roof perimeter with a central lantern and more solid wall, so it is warmer and more like a room. A conservatory is mostly glass. Building regulations treat a heated orangery joined to the house as an extension.
Will an orangery be too hot in summer?
Not if it is designed with solar-control glass, a solid perimeter and ventilation. We size the lantern and opening vents with that in mind.
