Extensions in and around Darlington
Our survey diary covers Darlington, including DL1, DL2, DL3. Nearby, we also take on projects in Newton Aycliffe (7 miles), Yarm (8 miles), Stockton-on-Tees (10 miles), Thornaby-on-Tees (10 miles).
Just over the North Yorkshire border, Middlesbrough is about 13 miles away. Across the North East, houses often have rear yards or modest gardens, so compact, well-lit single-storey extensions make the biggest difference.

Planning and approvals in Darlington
In England a glazed or orangery-style extension follows the same size limits as any single-storey rear extension: 3 m or 4 m without an application, or up to 6 m and 8 m through prior approval. Building regulations limit glazing to about a quarter of the new floor area plus the openings it replaces, unless whole-house calculations show the design still performs.
The planning position for a specific Darlington address depends on its history and any designations, which is why we check it at the first visit.
Building over or within 3 m of a public sewer needs the water company's consent, usually through a build-over agreement, before the foundations go in.
Building regulations approval is separate from planning. In England you can use the council's building control team or a registered building control approver; a full plans application gets the drawings checked before work starts, and the inspector signs the work off with a completion certificate.
Applications are decided by the local planning authority (your district, borough or unitary council).

Orangery extension questions answered
How long does an orangery extension take to build in Darlington?
On site, typically 10 to 16 weeks once approvals are in place. Before that, allow 6–12 weeks design and approvals.
Will my neighbours in Darlington be involved?
If a planning application or prior approval is needed, the council notifies neighbours. If the work is on or near a shared boundary, party wall notices may also be needed.
Who do I contract with for an orangery extension in Darlington?
Your contract is with S&K Property Investments and Improvement Ltd, which designs and manages the project and the build teams who carry it out.
Will an orangery be too hot in summer?
Not if it is designed with solar-control glass, a solid perimeter and ventilation. We size the lantern and opening vents with that in mind.
How much does an orangery cost?
Our guide range is about £2,180 to £4,100 per m² including VAT, so a 16 m² standard-spec orangery is typically £40,500 to £51,000 in Darlington.
