Working in Perth

Across PH1, PH2, we can visit, measure and advise. The same team covers Blairgowrie (15 miles), Crieff (15 miles), all within easy reach.

Cupar, in Fife, is roughly 16 miles from Perth and also on our list. Across Scotland, extensions follow Scottish planning and building standards, including the building warrant process, which we build into the programme from the start.

What should I budget for a kitchen extension in Perth?

Labour and material costs vary across the UK, so for Perth we use our Scotland factor (×0.98). The ranges include VAT and exclude design, structural and council fees.

Typical rates in Perth: £1,760 to £3,430 per m² including VAT, depending on specification.

Planning rules that apply in Perth

In Scotland, householder permitted development rules (Class 1A for single-storey ground-floor extensions and Class 1B for extensions of more than one storey) allow some smaller extensions without a planning application, within limits on depth, height and distance from the boundary. Conservation areas and listed buildings are more restricted.

In a conservation area or national scenic area the householder permitted development rights are more limited, listed homes need listed building consent, and if rights have been removed by a condition or direction, any extension needs an application.

In Scotland a building warrant from the council is needed before work starts on almost any extension, and a completion certificate is issued when the work is accepted. Building standards are set in the Scottish technical handbooks.

Applications are decided by your council as planning authority.

  • Extraction routes and ventilation for building regulations
  • Kitchen fitting by our team or coordination with your supplier
  • Roof lantern or rooflights positioned over the work zones
  • Kitchen-led layout planning before the drawings are fixed

How the project works

Site visits are free and there is no obligation. Where drawings are needed, the design stage is priced in writing before it starts.

  1. Free site visit

First, a site visit: we look at the house, garden, access and drains and listen to what you need.

  2. Design and approvals

We produce the drawings and structural design, and manage the approvals so they are in place before work starts.

  3. Fixed written price

We confirm the build price in writing, based on the approved drawings and the finishes you have chosen.

  4. Build and sign-off

We build it with one project manager, book the building control inspections and hand over the completion certificate.

Common questions in Perth

How long does a kitchen extension take to build in Perth?

On site, typically 10 to 16 weeks once approvals are in place. Before that, allow 4–12 weeks design and approvals.

Do I need building regulations approval in Perth?

Yes. Almost every extension needs it, whatever the planning route. In Scotland that means a building warrant before work starts.

Can I see a price before committing to anything?

Yes. The guide prices on this page are adjusted for Perth, and the guide-price tool gives a range for your own size. After the survey you get a written price before anything is agreed.

How much does a kitchen extension cost?

For the extension itself our guide range is about £1,760 to £3,430 per m² including VAT. A standard 20 m² kitchen extension is typically around £41,000 to £52,000 in Perth, plus the kitchen itself, which commonly adds £9,000 to £20,000 for a mid-range design.

Can you fit a kitchen I buy elsewhere?

Yes. We can fit it or work with your supplier’s fitters. We need the layout early so that drains, services and lighting are in the right place.
