Will the council need to approve it?

In England a single-storey rear extension can usually go up to 3 m beyond the original rear wall of a semi-detached or terraced house, or 4 m on a detached house, without a planning application, provided it is no more than 4 m high, keeps eaves to 3 m within 2 m of a boundary and, with other buildings, covers no more than half the land around the original house. The larger home extension prior approval scheme raises those depths to 6 m and 8 m, with neighbours notified and a 42-day decision.

The planning position for a specific Cannock address depends on its history and any designations, which is why we check it at the first visit.

If the work involves a shared wall, building on the boundary, or digging foundations within 3 m (sometimes 6 m) of a neighbour's building, the Party Wall etc. Act 1996 applies and notice must be served before work starts: two months for work to a party wall, one month for new walls on the boundary and for excavations.

Applications are decided by the local planning authority (your district, borough or unitary council).

Covering Cannock

Our survey diary covers Cannock, including WS6, WS11, WS12. The same team covers Great Wyrley (2 miles), Burntwood (4 miles), Rugeley (6 miles), Lichfield (9 miles), all within easy reach.

Bloxwich, in West Midlands, is roughly 5 miles from Cannock and also on our list. The West Midlands has a large stock of 1930s and post-war semi-detached houses, which are well suited to rear, side and over-garage extensions, plus Victorian terraces in the older inner areas.

Kitchen extension questions answered

Who do I contract with for a kitchen extension in Cannock?

Your contract is with S&K Property Investments and Improvement Ltd, which designs and manages the project and the build teams who carry it out.

Can I see a price before committing to anything?

Yes. The guide prices on this page are adjusted for Cannock, and the guide-price tool gives a range for your own size. After the survey you get a written price before anything is agreed.

How long does a kitchen extension take to build in Cannock?

On site, typically 10 to 16 weeks once approvals are in place. Before that, allow 4–12 weeks design and approvals.

Can you fit a kitchen I buy elsewhere?

Yes. We can fit it or work with your supplier’s fitters. We need the layout early so that drains, services and lighting are in the right place.

How much does a kitchen extension cost?

For the extension itself our guide range is about £1,750 to £3,400 per m² including VAT. A standard 20 m² kitchen extension is typically around £40,500 to £51,500 in Cannock, plus the kitchen itself, which commonly adds £9,000 to £20,000 for a mid-range design.
