Kitchen extension with a navy island, flat rooflights and sliding doors to the garden

Who a kitchen extension suits

  • Homes being prepared for sale or a long-term stay
  • Small or closed-off kitchens
  • Families who want cooking, dining and living together

We start with the working triangle and the island, then set the doors, glazing and roof lights around it. Getting this order right avoids the classic mistakes: a sink against a blank wall, glare on the hob or a fridge blocking the garden view.

Covering Acton

Site visits are available across Acton (TW8, W3, W4, W5, W12, W13). The same team covers Chiswick (1 mile), Harlesden (2 miles), Shepherds Bush (2 miles), Willesden (2 miles), all within easy reach.

East Molesey, in Surrey, is roughly 8 miles from Acton and also on our list. London's housing is dominated by Victorian and Edwardian terraces, many with a rear outrigger and a side return, and 1930s semis in the outer boroughs. Conservation areas are common, so the planning check comes first.

Do I need planning permission in Acton?

In England a single-storey rear extension can usually go up to 3 m beyond the original rear wall of a semi-detached or terraced house, or 4 m on a detached house, without a planning application, provided it is no more than 4 m high, keeps eaves to 3 m within 2 m of a boundary and, with other buildings, covers no more than half the land around the original house. The larger home extension prior approval scheme raises those depths to 6 m and 8 m, with neighbours notified and a 42-day decision.

The planning position for a specific Acton address depends on its history and any designations, which is why we check it at the first visit.

Building regulations approval is separate from planning. In England you can use the council's building control team or a registered building control approver; a full plans application gets the drawings checked before work starts, and the inspector signs the work off with a completion certificate.

If the work involves a shared wall, building on the boundary, or digging foundations within 3 m (sometimes 6 m) of a neighbour's building, the Party Wall etc. Act 1996 applies and notice must be served before work starts: two months for work to a party wall, one month for new walls on the boundary and for excavations.

Applications are decided by the local planning authority (your district, borough or unitary council).

Questions people ask about kitchen extensions

Do I need building regulations approval in Acton?

Yes. Almost every extension needs it, whatever the planning route. We prepare the drawings and book the inspections.

Can I see a price before committing to anything?

Yes. The guide prices on this page are adjusted for Acton, and the guide-price tool gives a range for your own size. After the survey you get a written price before anything is agreed.

Will my neighbours in Acton be involved?

If a planning application or prior approval is needed, the council notifies neighbours. If the work is on or near a shared boundary, party wall notices may also be needed.

How much does a kitchen extension cost?

For the extension itself our guide range is about £2,340 to £4,550 per m² including VAT. A standard 20 m² kitchen extension is typically around £54,500 to £69,000 in Acton, plus the kitchen itself, which commonly adds £9,000 to £20,000 for a mid-range design.

Can you fit a kitchen I buy elsewhere?

Yes. We can fit it or work with your supplier’s fitters. We need the layout early so that drains, services and lighting are in the right place.
