Do I need planning permission in Rugby?

In England a glazed or orangery-style extension follows the same size limits as any single-storey rear extension: 3 m or 4 m without an application, or up to 6 m and 8 m through prior approval. Building regulations limit glazing to about a quarter of the new floor area plus the openings it replaces, unless whole-house calculations show the design still performs.

Homes in conservation areas, national parks, National Landscapes (formerly AONBs), the Broads and World Heritage Sites have tighter rules, so we always check the property's status and planning history before design starts.

Building over or within 3 m of a public sewer needs the water company's consent, usually through a build-over agreement, before the foundations go in.

Applications are decided by the local planning authority (your district, borough or unitary council).

What we take care of

  • Whole-house energy calculations where needed
  • Planning drawings that show the glass detail
  • Steel or glass beams and slim-frame glazing
  • Solar-control and low-energy glass specification
  • Design with specialist glazing input
  • Drainage details for frameless roofs

Solar gain is the risk. We specify solar-control glass, plan for opening vents or sliding panels, and avoid fully glazed roofs on south-facing extensions unless shading is included.

Working in Rugby

Our survey diary covers Rugby, including CV21, CV22, CV23. We also work in nearby Bedworth (11 miles), Leamington Spa (12 miles), Nuneaton (14 miles), Kenilworth (14 miles).

Daventry, in Northamptonshire, is roughly 9 miles from Rugby and also on our list. The West Midlands has a large stock of 1930s and post-war semi-detached houses, which are well suited to rear, side and over-garage extensions, plus Victorian terraces in the older inner areas.

What happens next

Site visits are free and there is no obligation. Where drawings are needed, the design stage is priced in writing before it starts.

  1. Free site visit

First, a site visit: we look at the house, garden, access and drains and listen to what you need.

  2. Design and approvals

We produce the drawings and structural design, and manage the approvals so they are in place before work starts.

  3. Fixed written price

The price is fixed in writing once the design is settled, with a clear programme and payment stages.

  4. Build and sign-off

We build it with one project manager, book the building control inspections and hand over the completion certificate.

Questions people ask about glass extensions

Do I need building regulations approval in Rugby?

Yes. Almost every extension needs it, whatever the planning route. We prepare the drawings and book the inspections.

Do you cover all of Rugby?

Yes. We cover Rugby and the surrounding parts of Warwickshire. Site visits are free and there is no obligation.

Who do I contract with for a glass extension in Rugby?

Your contract is with S&K Property Investments and Improvement Ltd, which designs and manages the project and the build teams who carry it out.

Are glass extensions cold in winter?

Modern double or triple glazing with warm-edge spacers and underfloor heating keeps them comfortable. They are not as warm as a solid room, and we explain the trade-off honestly.

How much does a glass extension cost?

Our guide range is about £2,910 to £5,630 per m² including VAT, because structural glass is made to order. A 12 m² standard-spec glass extension is typically £40,500 to £51,500 in Rugby.
