Will the council need to approve it?

In Wales a single-storey rear extension can usually project up to 4 m beyond the rear wall without a planning application, if it is no more than 4 m high, keeps eaves to 3 m and overall height to 4 m within 2 m of a boundary, and covers no more than half the land around the original house. Wales has no larger home extension prior approval scheme.

The planning position for a specific Blackwood address depends on its history and any designations, which is why we check it at the first visit.

The Party Wall etc. Act 1996 applies in Wales as in England: notice must be served before work to a shared wall, building on the boundary, or excavating close to a neighbour's foundations.

Building regulations approval is separate from planning. Wales has its own building regulations and approved documents; the council or a registered building control approver checks the plans, inspects the work and issues a completion certificate.

Applications are decided by the local planning authority (your county or county borough council, or the national park authority).

Included in a typical project

  • Removal and disposal of the old conservatory
  • Insulated walls and roof to current regulations
  • Trial holes to check the existing foundations
  • New or upgraded foundations
  • Glazing and doors to suit the new room
  • Opening widened into the house if wanted

A replacement is a chance to rethink the shape. Many conservatories are oddly proportioned; for a similar cost the new room can often be squarer, wider or better connected to the kitchen.

Extensions in and around Blackwood

We cover Blackwood and the postcode districts CF82, NP12. We also work in nearby Gelligaer (2 miles), Risca (6 miles), Caerphilly (6 miles), Pontypridd (7 miles).

For homes towards Gwent, Pontypool is around 7 miles away. Welsh housing ranges from stone terraces in the valleys to render-and-slate houses and modern estates, and the Welsh planning rules differ from England's in several places.

Conservatory replacement questions answered

Who do I contract with for a conservatory replacement in Blackwood?

Your contract is with S&K Property Investments and Improvement Ltd, which designs and manages the project and the build teams who carry it out.

Will my neighbours in Blackwood be involved?

If a planning application is needed, the council notifies neighbours. If the work is on or near a shared boundary, party wall notices may also be needed.

Do you cover all of Blackwood?

Yes. We cover Blackwood and the surrounding parts of Mid Glamorgan. Site visits are free and there is no obligation.

Does replacing a conservatory need planning permission?

A solid replacement is treated as a new extension, so it must meet the permitted development limits or get planning permission, and it always needs building regulations approval.

Can I keep the existing base?

Sometimes, but conservatory bases are often too shallow for solid walls. Trial holes tell us before we confirm the price.
