Covering Irvine
Our survey diary covers Irvine, including KA11, KA12. Neighbouring towns we cover include Kilwinning (3 miles), Troon (5 miles), Saltcoats (5 miles), Kilmarnock (6 miles).
Johnstone, in Renfrewshire and Inverclyde, is roughly 15 miles from Irvine and also on our list. Across Scotland, extensions follow Scottish planning and building standards, including the building warrant process, which we build into the programme from the start.
Is a wraparound extension right for your house?
- Semi-detached houses with a side passage
- Terraced houses that want the largest ground floor possible
- Families who want kitchen, dining and living in one space
The corner is where wraparounds succeed or fail. We usually use a single steel goalpost or a corner post hidden in a pier, and set the glazing so the new room reads as one space rather than two boxes.

Do I need planning permission in Irvine?
In Scotland, householder permitted development rules (Class 1A for single-storey ground-floor extensions and Class 1B for extensions of more than one storey) allow some smaller extensions without a planning application, within limits on depth, height and distance from the boundary. Conservation areas and listed buildings are more restricted.
In a conservation area or national scenic area the householder permitted development rights are more limited, listed homes need listed building consent, and if rights have been removed by a condition or direction, any extension needs an application.
In Scotland a building warrant from the council is needed before work starts on almost any extension, and a completion certificate is issued when the work is accepted. Building standards are set in the Scottish technical handbooks.
Building close to a public sewer needs the agreement of Scottish Water, which we check during design.
Applications are decided by your council as planning authority.

Your questions about a wraparound extension in Irvine
How long does a wraparound extension take to build in Irvine?
On site, typically 14 to 20 weeks once approvals are in place. Before that, allow 8–16 weeks design and approvals.
Will my neighbours in Irvine be involved?
If a planning application is needed, the council notifies neighbours. Where work is close to a shared boundary, we agree access and protection with them in writing.
Do you cover all of Irvine?
Yes. We cover Irvine and the surrounding parts of Ayrshire. Site visits are free and there is no obligation.
Is a wraparound better than a side return alone?
It adds far more space, but costs more and needs planning permission more often. Our comparison guide sets the two side by side.
How much does a wraparound extension cost?
Our guide range is about £1,960 to £3,630 per m² including VAT. A 25 m² standard-spec wraparound typically lands around £56,000 to £71,500 in Irvine before design and council fees.
