When a single-storey extension makes sense

  • Terraced houses that want a deeper kitchen across the full width
  • Semi-detached and detached houses with a usable rear garden
  • Homeowners who want open-plan living onto the garden

Will the council need to approve it?

In England a single-storey rear extension can usually go up to 3 m beyond the original rear wall of a semi-detached or terraced house, or 4 m on a detached house, without a planning application, provided it is no more than 4 m high, keeps eaves to 3 m within 2 m of a boundary and, with other buildings, covers no more than half the land around the original house. The larger home extension prior approval scheme raises those depths to 6 m and 8 m, with neighbours notified and a 42-day decision.

In a conservation area, national park, National Landscape, the Broads or a World Heritage Site the permitted development limits are tighter (no side or two-storey extensions without an application). Listed homes need listed building consent, and if permitted development rights have been removed, any extension needs an application.

Building over or within 3 m of a public sewer needs the water company's consent, usually through a build-over agreement, before the foundations go in.

Applications are decided by the local planning authority (your district, borough or unitary council).

Working in Windsor

Across SL1, SL3, SL4, we can visit, measure and advise. Nearby, we also take on projects in Slough (2 miles), Maidenhead (6 miles), Bracknell (8 miles), Wokingham (11 miles).

Just over the Surrey border, Egham is about 4 miles away. The South East has a broad mix of 1930s semis, post-war estates, newer developments and period cottages, and many houses have enough garden for a generous rear extension.

How the project works

Site visits are free and there is no obligation. Where drawings are needed, the design stage is priced in writing before it starts.

  1. Free site visit

It starts with a visit to your house to measure, check access and talk through ideas and budget.

  2. Design and approvals

We draw the design, agree it with you and handle planning or permitted development checks and building regulations.

  3. Fixed written price

You receive a written, itemised price and programme. Nothing starts until you are happy with it.

  4. Build and sign-off

We build it with one project manager, book the building control inspections and hand over the completion certificate.

Your questions about a single-storey extension in Windsor

Do I need building regulations approval in Windsor?

Yes. Almost every extension needs it, whatever the planning route. We prepare the drawings and book the inspections.

How long does a single-storey extension take to build in Windsor?

On site, typically 10 to 16 weeks once approvals are in place. Before that, allow 4–12 weeks design and approvals.

Do you cover all of Windsor?

Yes. We cover Windsor and the surrounding parts of Berkshire. Site visits are free and there is no obligation.

Will I need a steel beam?

Almost always. Opening up the rear wall to join the new room to the house needs a beam, usually steel, sized by a structural engineer. It is included in our quotes.

How much does a single-storey extension cost per square metre?

Our guide range is about £1,960 to £3,810 per m² including VAT, depending on specification. A standard-spec 4 m × 5 m room usually lands at £45,500 to £58,500 in Windsor, plus design and council fees.
