Local to Oxford

Site visits are available across Oxford (OX1, OX2, OX3, OX4, OX5, OX33). Nearby, we also take on projects in Abingdon (6 miles), Didcot (10 miles), Witney (10 miles), Bicester (11 miles).

Aylesbury, in Buckinghamshire, is roughly 19 miles from Oxford and also on our list. The South East has a broad mix of 1930s semis, post-war estates, newer developments and period cottages, and many houses have enough garden for a generous rear extension.

When a side extension makes sense

  • Homes needing a utility, study or ground-floor bedroom
  • Houses where the rear garden is small
  • Detached and semi-detached houses with side land

Councils often prefer side extensions to sit slightly back from the front of the house with a lower roof, so the original building still reads clearly. We design to those principles from the start to avoid redesigns.

Will the council need to approve it?

In England a single-storey side extension can be permitted development if it is no more than 4 m high and no wider than half the width of the original house. Two-storey side extensions, and any side extension on designated land such as a conservation area, need a householder planning application.

In a conservation area, national park, National Landscape, the Broads or a World Heritage Site the permitted development limits are tighter (no side or two-storey extensions without an application). Listed homes need listed building consent, and if permitted development rights have been removed, any extension needs an application.

Building over or within 3 m of a public sewer needs the water company's consent, usually through a build-over agreement, before the foundations go in.

Applications are decided by the local planning authority (your district, borough or unitary council).

First, a site visit: we look at the house, garden, access and drains and listen to what you need.

  2. Design and approvals

We produce the drawings and structural design, and manage the approvals so they are in place before work starts.

  3. Fixed written price

The price is fixed in writing once the design is settled, with a clear programme and payment stages.

  4. Build and sign-off

Our team builds the extension, keeps you updated weekly and finishes with building control sign-off.

Your questions about a side extension in Oxford

Do I need building regulations approval in Oxford?

Yes. Almost every extension needs it, whatever the planning route. We prepare the drawings and book the inspections.

Do you cover all of Oxford?

Yes. We cover Oxford and the surrounding parts of Oxfordshire. Site visits are free and there is no obligation.

Who do I contract with for a side extension in Oxford?

Your contract is with S&K Property Investments and Improvement Ltd, which designs and manages the project and the build teams who carry it out.

Can I build over my driveway?

Yes, if the foundations work and you keep any parking the council requires. Drains and services under drives are common, so we check before design.

How much does a side extension cost?

Our guide range is about £1,960 to £3,810 per m² including VAT, depending on specification, so a standard 18 m² single-storey side extension lands around £41,000 to £53,500 in Oxford.
