Will the council need to approve it?

In England a glazed or orangery-style extension follows the same size limits as any single-storey rear extension: 3 m or 4 m without an application, or up to 6 m and 8 m through prior approval. Building regulations limit glazing to about a quarter of the new floor area plus the openings it replaces, unless whole-house calculations show the design still performs.

In a conservation area, national park, National Landscape, the Broads or a World Heritage Site the permitted development limits are tighter (no side or two-storey extensions without an application). Listed homes need listed building consent, and if permitted development rights have been removed, any extension needs an application.

Building regulations approval is separate from planning. In England you can use the council's building control team or a registered building control approver; a full plans application gets the drawings checked before work starts, and the inspector signs the work off with a completion certificate.

Building over or within 3 m of a public sewer needs the water company's consent, usually through a build-over agreement, before the foundations go in.

Applications are decided by the local planning authority (your district, borough or unitary council).

Extensions in and around Uckfield

Our survey diary covers Uckfield, including TN22. The same team covers Crowborough (7 miles), Hailsham (10 miles), Peacehaven (13 miles), Seaford (14 miles), all within easy reach.

In the South East, plenty of houses have already been extended once, which makes checking the remaining permitted development allowance an important early step.

How the project works

Site visits are free and there is no obligation. Where drawings are needed, the design stage is priced in writing before it starts.

  1. Free site visit

A designer visits, takes measurements and photos, and discusses layouts, budget and timing with you.

  2. Design and approvals

Once the layout is agreed, we deal with the council: planning permission or written confirmation that none is needed, plus building control.

  3. Fixed written price

We confirm the build price in writing, based on the approved drawings and the finishes you have chosen.

  4. Build and sign-off

Our team builds the extension, keeps you updated weekly and finishes with building control sign-off.

Your questions about an orangery extension in Uckfield

Can I see a price before committing to anything?

Yes. The guide prices on this page are adjusted for Uckfield, and the guide-price tool gives a range for your own size. After the survey you get a written price before anything is agreed.

Do you cover all of Uckfield?

Yes. We cover Uckfield and the surrounding parts of East Sussex. Site visits are free and there is no obligation.

Do I need building regulations approval in Uckfield?

Yes. Almost every extension needs it, whatever the planning route. We prepare the drawings and book the inspections.

What is the difference between an orangery and a conservatory?

An orangery has a solid roof perimeter with a central lantern and more solid wall, so it is warmer and more like a room. A conservatory is mostly glass. Building regulations treat a heated orangery joined to the house as an extension.

How much does an orangery cost?

Our guide range is about £2,690 to £5,040 per m² including VAT, so a 16 m² standard-spec orangery is typically £50,000 to £63,000 in Uckfield.
