When an orangery extension makes sense
- Period and detached houses with a garden view
- Those who want daylight without overheating
- Homeowners replacing an older conservatory
The lantern-to-roof ratio sets the character. A wider solid perimeter gives a calmer, more room-like space and hides downlights and speakers; a bigger lantern feels brighter but needs more care against summer heat.
Extensions in and around Holloway
Our survey diary covers Holloway, including N1C, N5, N6, N7, N19, NW5. Nearby, we also take on projects in Highbury (1 mile), Camden Town (1 mile), Chalk Farm (1 mile), Harringay (2 miles).
Borehamwood, in Hertfordshire, is roughly 10 miles from Holloway and also on our list. In London, space is at a premium and gardens are often short, so side returns, wraparounds and carefully planned rear extensions tend to make the most of every metre.

Do I need planning permission in Holloway?
In England a glazed or orangery-style extension follows the same size limits as any single-storey rear extension: 3 m or 4 m without an application, or up to 6 m and 8 m through prior approval. Building regulations limit glazing to about a quarter of the new floor area plus the openings it replaces, unless whole-house calculations show the design still performs.
The planning position for a specific Holloway address depends on its history and any designations, which is why we check it at the first visit.
Building regulations approval is separate from planning. In England you can use the council's building control team or a registered building control approver; a full plans application gets the drawings checked before work starts, and the inspector signs the work off with a completion certificate.
If the work involves a shared wall, building on the boundary, or digging foundations within 3 m (sometimes 6 m) of a neighbour's building, the Party Wall etc. Act 1996 applies and notice must be served before work starts: two months for work to a party wall, one month for new walls on the boundary and for excavations.
Applications are decided by the local planning authority (your district, borough or unitary council).

Common questions in Holloway
Do I need building regulations approval in Holloway?
Yes. Almost every extension needs it, whatever the planning route. We prepare the drawings and book the inspections.
Will my neighbours in Holloway be involved?
If a planning application or prior approval is needed, the council notifies neighbours. If the work is on or near a shared boundary, party wall notices may also be needed.
Who do I contract with for an orangery extension in Holloway?
Your contract is with S&K Property Investments and Improvement Ltd, which designs and manages the project and the build teams who carry it out.
How much does an orangery cost?
Our guide range is about £3,120 to £5,850 per m² including VAT, so a 16 m² standard-spec orangery is typically £58,000 to £73,000 in Holloway.
Will an orangery be too hot in summer?
Not if it is designed with solar-control glass, a solid perimeter and ventilation. We size the lantern and opening vents with that in mind.
