Will the council need to approve it?
In England a glazed or orangery-style extension follows the same size limits as any single-storey rear extension: 3 m or 4 m without an application, or up to 6 m and 8 m through prior approval. Building regulations limit glazing to about a quarter of the new floor area plus the openings it replaces, unless whole-house calculations show the design still performs.
Homes in conservation areas, national parks, National Landscapes (formerly AONBs), the Broads and World Heritage Sites have tighter rules, so we always check the property's status and planning history before design starts.
Building regulations approval is separate from planning. In England you can use the council's building control team or a registered building control approver; a full plans application gets the drawings checked before work starts, and the inspector signs the work off with a completion certificate.
If the work involves a shared wall, building on the boundary, or digging foundations within 3 m (sometimes 6 m) of a neighbour's building, the Party Wall etc. Act 1996 applies and notice must be served before work starts: two months for work to a party wall, one month for new walls on the boundary and for excavations.
Applications are decided by the local planning authority (your district, borough or unitary council).
Local to Felixstowe
Our survey diary covers Felixstowe, including IP11. We also work in nearby Woodbridge (9 miles), Ipswich (11 miles), Stowmarket (22 miles), Sudbury (27 miles).
Harwich, in Essex, is roughly 3 miles from Felixstowe and also on our list. The East of England mixes market-town terraces, inter-war semis and modern estates. Clay soils are common in parts of the region, which can affect foundation design.
What we take care of
- Opening into the main house
- Foundations, walls and insulated perimeter roof
- Design of piers, roof perimeter and lantern proportions
- Heating sized for the glass area
The lantern-to-roof ratio sets the character. A wider solid perimeter gives a calmer, more room-like space and hides downlights and speakers; a bigger lantern feels brighter but needs more care against summer heat.
Our process, step by step
Site visits are free and there is no obligation. Where drawings are needed, the design stage is priced in writing before it starts.
Free site visit
First, a site visit: we look at the house, garden, access and drains and listen to what you need.
Design and approvals
We produce the drawings and structural design, and manage the approvals so they are in place before work starts.
Fixed written price
You receive a written, itemised price and programme. Nothing starts until you are happy with it.
Build and sign-off
Work is carried out to the agreed programme, inspected by building control and signed off at the end.
Questions people ask about orangery extensions
How long does an orangery extension take to build in Felixstowe?
On site, typically 10 to 16 weeks once approvals are in place. Before that, allow 6–12 weeks design and approvals.
Can I see a price before committing to anything?
Yes. The guide prices on this page are adjusted for Felixstowe, and the guide-price tool gives a range for your own size. After the survey you get a written price before anything is agreed.
Will my neighbours in Felixstowe be involved?
If a planning application or prior approval is needed, the council notifies neighbours. If the work is on or near a shared boundary, party wall notices may also be needed.
Will an orangery be too hot in summer?
Not if it is designed with solar-control glass, a solid perimeter and ventilation. We size the lantern and opening vents with that in mind.
How much does an orangery cost?
Our guide range is about £2,540 to £4,770 per m² including VAT, so a 16 m² standard-spec orangery is typically £47,000 to £59,500 in Felixstowe.
