Planning rules that apply in Colchester
In England a glazed or orangery-style extension follows the same size limits as any single-storey rear extension: 3 m or 4 m without an application, or up to 6 m and 8 m through prior approval. Building regulations limit glazing to about a quarter of the new floor area plus the openings it replaces, unless whole-house calculations show the design still performs.
In a conservation area, national park, National Landscape, the Broads or a World Heritage Site the permitted development limits are tighter (no side or two-storey extensions without an application). Listed homes need listed building consent, and if permitted development rights have been removed, any extension needs an application.
If the work involves a shared wall, building on the boundary, or digging foundations within 3 m (sometimes 6 m) of a neighbour's building, the Party Wall etc. Act 1996 applies and notice must be served before work starts: two months for work to a party wall, one month for new walls on the boundary and for excavations.
Applications are decided by the local planning authority (your district, borough or unitary council).
Covering Colchester
Across CO1, CO2, CO3, CO4, CO7, we can visit, measure and advise. The same team covers Clacton-on-Sea (13 miles), Witham (13 miles), Maldon (15 miles), Braintree (15 miles), all within easy reach.
The East of England mixes market-town terraces, inter-war semis and modern estates. Clay soils are common in parts of the region, which can affect foundation design.

Questions people ask about orangery extensions
Do you cover all of Colchester?
Yes. We cover Colchester and the surrounding parts of Essex. Site visits are free and there is no obligation.
Can I see a price before committing to anything?
Yes. The guide prices on this page are adjusted for Colchester, and the guide-price tool gives a range for your own size. After the survey you get a written price before anything is agreed.
Who do I contract with for an orangery extension in Colchester?
Your contract is with S&K Property Investments and Improvement Ltd, which designs and manages the project and the build teams who carry it out.
Will an orangery be too hot in summer?
Not if it is designed with solar-control glass, a solid perimeter and ventilation. We size the lantern and opening vents with that in mind.
How much does an orangery cost?
Our guide range is about £2,540 to £4,770 per m² including VAT, so a 16 m² standard-spec orangery is typically £47,000 to £59,500 in Colchester.
