- Those who want daylight without overheating
- Period and detached houses with a garden view
- Homeowners replacing an older conservatory
Will the council need to approve it?
In England a glazed or orangery-style extension follows the same size limits as any single-storey rear extension: 3 m or 4 m without an application, or up to 6 m and 8 m through prior approval. Building regulations limit glazing to about a quarter of the new floor area plus the openings it replaces, unless whole-house calculations show the design still performs.
Homes in conservation areas, national parks, National Landscapes (formerly AONBs), the Broads and World Heritage Sites have tighter rules, so we always check the property's status and planning history before design starts.
If the work involves a shared wall, building on the boundary, or digging foundations within 3 m (sometimes 6 m) of a neighbour's building, the Party Wall etc. Act 1996 applies and notice must be served before work starts: two months for work to a party wall, one month for new walls on the boundary and for excavations.
Building over or within 3 m of a public sewer needs the water company's consent, usually through a build-over agreement, before the foundations go in.
Applications are decided by the local planning authority (your district, borough or unitary council).
Working in Chislehurst
We cover Chislehurst and the postcode districts BR7. Nearby, we also take on projects in Eltham (2 miles), Orpington (3 miles), Welling (4 miles), Bexley (4 miles).
Swanley, in Kent, is roughly 5 miles from Chislehurst and also on our list. In London, space is at a premium and gardens are often short, so side returns, wraparounds and carefully planned rear extensions tend to make the most of every metre.

Orangery extension questions answered
Who do I contract with for an orangery extension in Chislehurst?
Your contract is with S&K Property Investments and Improvement Ltd, which designs and manages the project and the build teams who carry it out.
Can I see a price before committing to anything?
Yes. The guide prices on this page are adjusted for Chislehurst, and the guide-price tool gives a range for your own size. After the survey you get a written price before anything is agreed.
Do you cover all of Chislehurst?
Yes. We cover Chislehurst and the surrounding parts of Greater London. Site visits are free and there is no obligation.
How much does an orangery cost?
Our guide range is about £3,120 to £5,850 per m² including VAT, so a 16 m² standard-spec orangery is typically £58,000 to £73,000 in Chislehurst.
Will an orangery be too hot in summer?
Not if it is designed with solar-control glass, a solid perimeter and ventilation. We size the lantern and opening vents with that in mind.
