Planning rules that apply in Southall

In England a single-storey rear extension can usually go up to 3 m beyond the original rear wall of a semi-detached or terraced house, or 4 m on a detached house, without a planning application, provided it is no more than 4 m high, keeps eaves to 3 m within 2 m of a boundary and, with other buildings, covers no more than half the land around the original house. The larger home extension prior approval scheme raises those depths to 6 m and 8 m, with neighbours notified and a 42-day decision.

The planning position for a specific Southall address depends on its history and any designations, which is why we check it at the first visit.

Building regulations approval is separate from planning. In England you can use the council's building control team or a registered building control approver; a full plans application gets the drawings checked before work starts, and the inspector signs the work off with a completion certificate.

If the work involves a shared wall, building on the boundary, or digging foundations within 3 m (sometimes 6 m) of a neighbour's building, the Party Wall etc. Act 1996 applies and notice must be served before work starts: two months for work to a party wall, one month for new walls on the boundary and for excavations.

Applications are decided by the local planning authority (your district, borough or unitary council).

Included in a typical project

  • Drainage and services designed for sinks, island and appliances
  • Kitchen fitting by our team or coordination with your supplier
  • Wide sliding or bifold doors to the garden
  • Kitchen-led layout planning before the drawings are fixed
  • Extraction routes and ventilation for building regulations

We start with the working triangle and the island, then set the doors, glazing and roof lights around it. Getting this order right avoids the classic mistakes: a sink against a blank wall, glare on the hob or a fridge blocking the garden view.

Local to Southall

Across TW5, UB1, UB2, UB3, UB4, W7, we can visit, measure and advise. The same team covers Greenford (2 miles), Heston (2 miles), Hayes (Hillingdon) (2 miles), Isleworth (3 miles), all within easy reach.

Just over the Surrey border, Ashford, Surrey is about 7 miles away. In London, space is at a premium and gardens are often short, so side returns, wraparounds and carefully planned rear extensions tend to make the most of every metre.

How the project works

Site visits are free and there is no obligation. Where drawings are needed, the design stage is priced in writing before it starts.

  1. Free site visit

We visit your Southall home, measure up, talk through what you want and check the planning position.

  2. Design and approvals

We produce the drawings and structural design, and manage the approvals so they are in place before work starts.

  3. Fixed written price

You receive a written, itemised price and programme. Nothing starts until you are happy with it.

  4. Build and sign-off

The build is managed from start to finish, inspected at each stage and signed off on completion.

Kitchen extension questions answered

Do you cover all of Southall?

Yes. We cover Southall and the surrounding parts of Greater London. Site visits are free and there is no obligation.

Will my neighbours in Southall be involved?

If a planning application or prior approval is needed, the council notifies neighbours. If the work is on or near a shared boundary, party wall notices may also be needed.

Who do I contract with for a kitchen extension in Southall?

Your contract is with S&K Property Investments and Improvement Ltd, which designs and manages the project and the build teams who carry it out.

Can you fit a kitchen I buy elsewhere?

Yes. We can fit it or work with your supplier’s fitters. We need the layout early so that drains, services and lighting are in the right place.

How much does a kitchen extension cost?

For the extension itself our guide range is about £2,340 to £4,550 per m² including VAT. A standard 20 m² kitchen extension is typically around £54,500 to £69,000 in Southall, plus the kitchen itself, which commonly adds £9,000 to £20,000 for a mid-range design.
