Reading kitchen extensions, designed and built
A kitchen extension in Reading starts with the right design and the right approval route. We take care of both, then build it with our own project management.

What we take care of
- Wide sliding or bifold doors to the garden
- Kitchen fitting by our team or coordination with your supplier
- Roof lantern or rooflights positioned over the work zones
- Extraction routes and ventilation for building regulations
- Kitchen-led layout planning before the drawings are fixed
- Drainage and services designed for sinks, island and appliances
We start with the working triangle and the island, then set the doors, glazing and roof lights around it. Getting this order right avoids the classic mistakes: a sink against a blank wall, glare on the hob or a fridge blocking the garden view.

Extensions in and around Reading
We cover Reading and the postcode districts RG1, RG2, RG4, RG5, RG6, RG30. Neighbouring towns we cover include Earley (3 miles), Wokingham (7 miles), Crowthorne (10 miles), Bracknell (10 miles).
Henley-on-Thames, in Oxfordshire, is roughly 6 miles from Reading and also on our list. Homes across the South East range from Victorian terraces in the older town centres to large detached houses on the edges, so the right extension type varies street by street.
Planning and approvals in Reading
In England a single-storey rear extension can usually go up to 3 m beyond the original rear wall of a semi-detached or terraced house, or 4 m on a detached house, without a planning application, provided it is no more than 4 m high, keeps eaves to 3 m within 2 m of a boundary and, with other buildings, covers no more than half the land around the original house. The larger home extension prior approval scheme raises those depths to 6 m and 8 m, with neighbours notified and a 42-day decision.
The planning position for a specific Reading address depends on its history and any designations, which is why we check it at the first visit.
Building regulations approval is separate from planning. In England you can use the council's building control team or a registered building control approver; a full plans application gets the drawings checked before work starts, and the inspector signs the work off with a completion certificate.
Applications are decided by the local planning authority (your district, borough or unitary council).

Common questions in Reading
Will my neighbours in Reading be involved?
If a planning application or prior approval is needed, the council notifies neighbours. If the work is on or near a shared boundary, party wall notices may also be needed.
Do I need building regulations approval in Reading?
Yes. Almost every extension needs it, whatever the planning route. We prepare the drawings and book the inspections.
Do you cover all of Reading?
Yes. We cover Reading and the surrounding parts of Berkshire. Site visits are free and there is no obligation.
Can you fit a kitchen I buy elsewhere?
Yes. We can fit it or work with your supplier’s fitters. We need the layout early so that drains, services and lighting are in the right place.
How much does a kitchen extension cost?
For the extension itself our guide range is about £2,020 to £3,920 per m² including VAT. A standard 20 m² kitchen extension is typically around £47,000 to £59,500 in Reading, plus the kitchen itself, which commonly adds £9,000 to £20,000 for a mid-range design.
