Do I need planning permission in Middlesbrough?

In England a single-storey rear extension can usually go up to 3 m beyond the original rear wall of a semi-detached or terraced house, or 4 m on a detached house, without a planning application, provided it is no more than 4 m high, keeps eaves to 3 m within 2 m of a boundary and, with other buildings, covers no more than half the land around the original house. The larger home extension prior approval scheme raises those depths to 6 m and 8 m, with neighbours notified and a 42-day decision.

Before any drawing is finalised we check whether the house is listed, in a conservation area or subject to an Article 4 direction.

Building regulations approval is separate from planning. In England you can use the council's building control team or a registered building control approver; a full plans application gets the drawings checked before work starts, and the inspector signs the work off with a completion certificate.

Building over or within 3 m of a public sewer needs the water company's consent, usually through a build-over agreement, before the foundations go in.

Applications are decided by the local planning authority (your district, borough or unitary council).

Local to Middlesbrough

Site visits are available across Middlesbrough (TS1, TS2, TS3, TS4, TS5, TS6). The same team covers Redcar (8 miles), Northallerton (19 miles), Whitby (22 miles), Ripon (32 miles), all within easy reach.

How the project works

Site visits are free and there is no obligation. Where drawings are needed, the design stage is priced in writing before it starts.

  1. Free site visit

A designer visits, takes measurements and photos, and discusses layouts, budget and timing with you.

  2. Design and approvals

Once the layout is agreed, we deal with the council: planning permission or written confirmation that none is needed, plus building control.

  3. Fixed written price

We confirm the build price in writing, based on the approved drawings and the finishes you have chosen.

  4. Build and sign-off

Work is carried out to the agreed programme, inspected by building control and signed off at the end.

Your questions about a kitchen extension in Middlesbrough

Do I need building regulations approval in Middlesbrough?

Yes. Almost every extension needs it, whatever the planning route. We prepare the drawings and book the inspections.

Do you cover all of Middlesbrough?

Yes. We cover Middlesbrough and the surrounding parts of North Yorkshire. Site visits are free and there is no obligation.

Will my neighbours in Middlesbrough be involved?

If a planning application or prior approval is needed, the council notifies neighbours. If the work is on or near a shared boundary, party wall notices may also be needed.

Can you fit a kitchen I buy elsewhere?

Yes. We can fit it or work with your supplier’s fitters. We need the layout early so that drains, services and lighting are in the right place.

How much does a kitchen extension cost?

For the extension itself our guide range is about £1,690 to £3,290 per m² including VAT. A standard 20 m² kitchen extension is typically around £39,000 to £50,000 in Middlesbrough, plus the kitchen itself, which commonly adds £9,000 to £20,000 for a mid-range design.
