When a kitchen extension makes sense

  • Small or closed-off kitchens
  • Families who want cooking, dining and living together
  • Homes being prepared for sale or a long-term stay

We start with the working triangle and the island, then set the doors, glazing and roof lights around it. Getting this order right avoids the classic mistakes: a sink against a blank wall, glare on the hob or a fridge blocking the garden view.

Working in Leicester

We cover Leicester and the postcode districts LE1, LE2, LE3, LE4, LE5, LE7. We also work in nearby Oadby (3 miles), Wigston (4 miles), Earl Shilton (9 miles), Loughborough (9 miles).

For homes towards Northamptonshire, Market Harborough is around 14 miles away. The East Midlands has plenty of inter-war and post-war semis and detached houses with room to extend, alongside Victorian terraces in the towns.

Planning and approvals in Leicester

In England a single-storey rear extension can usually go up to 3 m beyond the original rear wall of a semi-detached or terraced house, or 4 m on a detached house, without a planning application, provided it is no more than 4 m high, keeps eaves to 3 m within 2 m of a boundary and, with other buildings, covers no more than half the land around the original house. The larger home extension prior approval scheme raises those depths to 6 m and 8 m, with neighbours notified and a 42-day decision.

The planning position for a specific Leicester address depends on its history and any designations, which is why we check it at the first visit.

If the work involves a shared wall, building on the boundary, or digging foundations within 3 m (sometimes 6 m) of a neighbour's building, the Party Wall etc. Act 1996 applies and notice must be served before work starts: two months for work to a party wall, one month for new walls on the boundary and for excavations.

Applications are decided by the local planning authority (your district, borough or unitary council).

What happens next

Site visits are free and there is no obligation. Where drawings are needed, the design stage is priced in writing before it starts.

  1. Free site visit

First, a site visit: we look at the house, garden, access and drains and listen to what you need.

  2. Design and approvals

Once the layout is agreed, we deal with the council: planning permission or written confirmation that none is needed, plus building control.

  3. Fixed written price

You receive a written, itemised price and programme. Nothing starts until you are happy with it.

  4. Build and sign-off

We build it with one project manager, book the building control inspections and hand over the completion certificate.

Questions people ask about kitchen extensions

Will my neighbours in Leicester be involved?

If a planning application or prior approval is needed, the council notifies neighbours. If the work is on or near a shared boundary, party wall notices may also be needed.

Do you cover all of Leicester?

Yes. We cover Leicester and the surrounding parts of Leicestershire. Site visits are free and there is no obligation.

Who do I contract with for a kitchen extension in Leicester?

Your contract is with S&K Property Investments and Improvement Ltd, which designs and manages the project and the build teams who carry it out.

Can you fit a kitchen I buy elsewhere?

Yes. We can fit it or work with your supplier’s fitters. We need the layout early so that drains, services and lighting are in the right place.

How much does a kitchen extension cost?

For the extension itself our guide range is about £1,710 to £3,320 per m² including VAT. A standard 20 m² kitchen extension is typically around £39,500 to £50,500 in Leicester, plus the kitchen itself, which commonly adds £9,000 to £20,000 for a mid-range design.
