Working in Leeds
We cover Leeds and the postcode districts LS1, LS2, LS3, LS4, LS7, LS11. The same team covers Morley (4 miles), Pudsey (5 miles), Horsforth (5 miles), Batley (7 miles), all within easy reach.
Harrogate, in North Yorkshire, is roughly 13 miles from Leeds and also on our list. Homes across Yorkshire and the Humber range from back-to-back and through terraces to large suburban semis, and extension options vary with them.
What we take care of
- Wide sliding or bifold doors to the garden
- Extraction routes and ventilation for building regulations
- Kitchen-led layout planning before the drawings are fixed
- Drainage and services designed for sinks, island and appliances
We start with the working triangle and the island, then set the doors, glazing and roof lights around it. Getting this order right avoids the classic mistakes: a sink against a blank wall, glare on the hob or a fridge blocking the garden view.
Planning rules that apply in Leeds
In England a single-storey rear extension can usually go up to 3 m beyond the original rear wall of a semi-detached or terraced house, or 4 m on a detached house, without a planning application, provided it is no more than 4 m high, keeps eaves to 3 m within 2 m of a boundary and, with other buildings, covers no more than half the land around the original house. The larger home extension prior approval scheme raises those depths to 6 m and 8 m, with neighbours notified and a 42-day decision.
The planning position for a specific Leeds address depends on its history and any designations, which is why we check it at the first visit.
If the work involves a shared wall, building on the boundary, or digging foundations within 3 m (sometimes 6 m) of a neighbour's building, the Party Wall etc. Act 1996 applies and notice must be served before work starts: two months for work to a party wall, one month for new walls on the boundary and for excavations.
Building regulations approval is separate from planning. In England you can use the council's building control team or a registered building control approver; a full plans application gets the drawings checked before work starts, and the inspector signs the work off with a completion certificate.
Applications are decided by the local planning authority (your district, borough or unitary council).

Common questions in Leeds
Who do I contract with for a kitchen extension in Leeds?
Your contract is with S&K Property Investments and Improvement Ltd, which designs and manages the project and the build teams who carry it out.
Will my neighbours in Leeds be involved?
If a planning application or prior approval is needed, the council notifies neighbours. If the work is on or near a shared boundary, party wall notices may also be needed.
Do you cover all of Leeds?
Yes. We cover Leeds and the surrounding parts of West Yorkshire. Site visits are free and there is no obligation.
Can you fit a kitchen I buy elsewhere?
Yes. We can fit it or work with your supplier’s fitters. We need the layout early so that drains, services and lighting are in the right place.
How much does a kitchen extension cost?
For the extension itself our guide range is about £1,690 to £3,290 per m² including VAT. A standard 20 m² kitchen extension is typically around £39,000 to £50,000 in Leeds, plus the kitchen itself, which commonly adds £9,000 to £20,000 for a mid-range design.
