Extensions in and around Hull

Our survey diary covers Hull, including HU1, HU2, HU3, HU5, HU8, HU9. We also work in nearby Beverley (8 miles), Brough (10 miles), Goole (22 miles), Bridlington (24 miles).

Just over the Lincolnshire border, Grimsby is about 16 miles away. Yorkshire and the Humber combines stone-built terraces in the Pennine towns with brick semis and newer estates elsewhere, so materials and roof details need matching with care.

Planning rules that apply in Hull

In England a single-storey rear extension can usually go up to 3 m beyond the original rear wall of a semi-detached or terraced house, or 4 m on a detached house, without a planning application, provided it is no more than 4 m high, keeps eaves to 3 m within 2 m of a boundary and, with other buildings, covers no more than half the land around the original house. The larger home extension prior approval scheme raises those depths to 6 m and 8 m, with neighbours notified and a 42-day decision.

Homes in conservation areas, national parks, National Landscapes (formerly AONBs), the Broads and World Heritage Sites have tighter rules, so we always check the property's status and planning history before design starts.

Building regulations approval is separate from planning. In England you can use the council's building control team or a registered building control approver; a full plans application gets the drawings checked before work starts, and the inspector signs the work off with a completion certificate.

Applications are decided by the local planning authority (your district, borough or unitary council).

What happens next

Site visits are free and there is no obligation. Where drawings are needed, the design stage is priced in writing before it starts.

  1. Free site visit

First, a site visit: we look at the house, garden, access and drains and listen to what you need.

  2. Design and approvals

Once the layout is agreed, we deal with the council: planning permission or written confirmation that none is needed, plus building control.

  3. Fixed written price

We confirm the build price in writing, based on the approved drawings and the finishes you have chosen.

  4. Build and sign-off

We build it with one project manager, book the building control inspections and hand over the completion certificate.

Your questions about a kitchen extension in Hull

Do I need building regulations approval in Hull?

Yes. Almost every extension needs it, whatever the planning route. We prepare the drawings and book the inspections.

How long does a kitchen extension take to build in Hull?

On site, typically 10 to 16 weeks once approvals are in place. Before that, allow 4–12 weeks design and approvals.

Do you cover all of Hull?

Yes. We cover Hull and the surrounding parts of East Riding of Yorkshire. Site visits are free and there is no obligation.

Can you fit a kitchen I buy elsewhere?

Yes. We can fit it or work with your supplier’s fitters. We need the layout early so that drains, services and lighting are in the right place.

How much does a kitchen extension cost?

For the extension itself our guide range is about £1,690 to £3,290 per m² including VAT. A standard 20 m² kitchen extension is typically around £39,000 to £50,000 in Hull, plus the kitchen itself, which commonly adds £9,000 to £20,000 for a mid-range design.
