Do I need planning permission in Hove?
In England a single-storey rear extension can usually go up to 3 m beyond the original rear wall of a semi-detached or terraced house, or 4 m on a detached house, without a planning application, provided it is no more than 4 m high, keeps eaves to 3 m within 2 m of a boundary and, with other buildings, covers no more than half the land around the original house. The larger home extension prior approval scheme raises those depths to 6 m and 8 m, with neighbours notified and a 42-day decision.
The planning position for a specific Hove address depends on its history and any designations, which is why we check it at the first visit.
Building regulations approval is separate from planning. In England you can use the council's building control team or a registered building control approver; a full plans application gets the drawings checked before work starts, and the inspector signs the work off with a completion certificate.
Applications are decided by the local planning authority (your district, borough or unitary council).

Local to Hove
Across BN1, BN2, BN3, BN41, we can visit, measure and advise. Neighbouring towns we cover include Brighton (1 mile), Portslade (2 miles), Peacehaven (7 miles), Seaford (12 miles).
For homes towards West Sussex, Shoreham-by-Sea is around 5 miles away. In the South East, plenty of houses have already been extended once, which makes checking the remaining permitted development allowance an important early step.
What is included
- Extraction routes and ventilation for building regulations
- Kitchen-led layout planning before the drawings are fixed
- Drainage and services designed for sinks, island and appliances
- Roof lantern or rooflights positioned over the work zones
We start with the working triangle and the island, then set the doors, glazing and roof lights around it. Getting this order right avoids the classic mistakes: a sink against a blank wall, glare on the hob or a fridge blocking the garden view.

Common questions in Hove
Who do I contract with for a kitchen extension in Hove?
Your contract is with S&K Property Investments and Improvement Ltd, which designs and manages the project and the build teams who carry it out.
Do I need building regulations approval in Hove?
Yes. Almost every extension needs it, whatever the planning route. We prepare the drawings and book the inspections.
Will my neighbours in Hove be involved?
If a planning application or prior approval is needed, the council notifies neighbours. If the work is on or near a shared boundary, party wall notices may also be needed.
Where should the island go?
Usually under the brightest part of the roof and away from the main walkway to the garden. We test two or three layouts on the plan before deciding.
Can you fit a kitchen I buy elsewhere?
Yes. We can fit it or work with your supplier’s fitters. We need the layout early so that drains, services and lighting are in the right place.
