Kitchen extension with a navy island, flat rooflights and sliding doors to the garden

What we take care of

  • Wide sliding or bifold doors to the garden
  • Kitchen fitting by our team or coordination with your supplier
  • Kitchen-led layout planning before the drawings are fixed
  • Drainage and services designed for sinks, island and appliances

We start with the working triangle and the island, then set the doors, glazing and roof lights around it. Getting this order right avoids the classic mistakes: a sink against a blank wall, glare on the hob or a fridge blocking the garden view.

What should I budget for a kitchen extension in Exmouth?

Labour and material costs vary across the UK, so for Exmouth we use our South West England factor (×1.02). The ranges include VAT and exclude design, structural and council fees.

Planning and approvals in Exmouth

In England a single-storey rear extension can usually go up to 3 m beyond the original rear wall of a semi-detached or terraced house, or 4 m on a detached house, without a planning application, provided it is no more than 4 m high, keeps eaves to 3 m within 2 m of a boundary and, with other buildings, covers no more than half the land around the original house. The larger home extension prior approval scheme raises those depths to 6 m and 8 m, with neighbours notified and a 42-day decision.

Homes in conservation areas, national parks, National Landscapes (formerly AONBs), the Broads and World Heritage Sites have tighter rules, so we always check the property's status and planning history before design starts.

Building over or within 3 m of a public sewer needs the water company's consent, usually through a build-over agreement, before the foundations go in.

Applications are decided by the local planning authority (your district, borough or unitary council).

Working in Exmouth

Our survey diary covers Exmouth, including EX8. Neighbouring towns we cover include Exeter (9 miles), Newton Abbot (11 miles), Torquay (12 miles), Paignton (15 miles).

Just over the Dorset border, Bridport is about 29 miles away. In the South West, local stone, render and brick vary from town to town, so matching materials is a big part of designing an extension that looks right.

Our process, step by step

Site visits are free and there is no obligation. Where drawings are needed, the design stage is priced in writing before it starts.

  1. Free site visit

It starts with a visit to your house to measure, check access and talk through ideas and budget.

  2. Design and approvals

Once the layout is agreed, we deal with the council: planning permission or written confirmation that none is needed, plus building control.

  3. Fixed written price

You receive a written, itemised price and programme. Nothing starts until you are happy with it.

  4. Build and sign-off

The build is managed from start to finish, inspected at each stage and signed off on completion.

Kitchen extension questions answered

Can I see a price before committing to anything?

Yes. The guide prices on this page are adjusted for Exmouth, and the guide-price tool gives a range for your own size. After the survey you get a written price before anything is agreed.

Do I need building regulations approval in Exmouth?

Yes. Almost every extension needs it, whatever the planning route. We prepare the drawings and book the inspections.

Will my neighbours in Exmouth be involved?

If a planning application or prior approval is needed, the council notifies neighbours. If the work is on or near a shared boundary, party wall notices may also be needed.

Where should the island go?

Usually under the brightest part of the roof and away from the main walkway to the garden. We test two or three layouts on the plan before deciding.

How much does a kitchen extension cost?

For the extension itself our guide range is about £1,840 to £3,570 per m² including VAT. A standard 20 m² kitchen extension is typically around £42,500 to £54,500 in Exmouth, plus the kitchen itself, which commonly adds £9,000 to £20,000 for a mid-range design.
