Covering Edinburgh

Site visits are available across Edinburgh (EH1, EH2, EH3, EH7, EH8, EH9). Nearby, we also take on projects in Musselburgh (6 miles), Bonnyrigg (6 miles), Penicuik (8 miles), Broxburn (11 miles).

Kirkcaldy, in Fife, is roughly 11 miles from Edinburgh and also on our list. Scotland's housing includes sandstone villas, terraces and tenements in the cities and plenty of post-war and modern houses and bungalows elsewhere. A building warrant is needed before work starts.

What is included

  • Kitchen-led layout planning before the drawings are fixed
  • Drainage and services designed for sinks, island and appliances
  • Wide sliding or bifold doors to the garden
  • Kitchen fitting by our team or coordination with your supplier
  • Roof lantern or rooflights positioned over the work zones

We start with the working triangle and the island, then set the doors, glazing and roof lights around it. Getting this order right avoids the classic mistakes: a sink against a blank wall, glare on the hob or a fridge blocking the garden view.

Do I need planning permission in Edinburgh?

In Scotland, householder permitted development rules (Class 1A for single-storey ground-floor extensions and Class 1B for extensions of more than one storey) allow some smaller extensions without a planning application, within limits on depth, height and distance from the boundary. Conservation areas and listed buildings are more restricted.

The planning position for a specific Edinburgh address depends on its history and any designations, which is why we check it at the first visit.

Building close to a public sewer needs the agreement of Scottish Water, which we check during design.

In Scotland a building warrant from the council is needed before work starts on almost any extension, and a completion certificate is issued when the work is accepted. Building standards are set in the Scottish technical handbooks.

Applications are decided by your council as planning authority.

From first visit to completion

Site visits are free and there is no obligation. Where drawings are needed, the design stage is priced in writing before it starts.

  1. Free site visit

We visit your Edinburgh home, measure up, talk through what you want and check the planning position.

  2. Design and approvals

Once the layout is agreed, we deal with the council: planning permission or written confirmation that none is needed, plus building control.

  3. Fixed written price

The price is fixed in writing once the design is settled, with a clear programme and payment stages.

  4. Build and sign-off

The build is managed from start to finish, inspected at each stage and signed off on completion.

Your questions about a kitchen extension in Edinburgh

Who do I contract with for a kitchen extension in Edinburgh?

Your contract is with S&K Property Investments and Improvement Ltd, which designs and manages the project and the build teams who carry it out.

Do I need building regulations approval in Edinburgh?

Yes. Almost every extension needs it, whatever the planning route. In Scotland that means a building warrant before work starts.

Can I see a price before committing to anything?

Yes. The guide prices on this page are adjusted for Edinburgh, and the guide-price tool gives a range for your own size. After the survey you get a written price before anything is agreed.

Can you fit a kitchen I buy elsewhere?

Yes. We can fit it or work with your supplier’s fitters. We need the layout early so that drains, services and lighting are in the right place.

How much does a kitchen extension cost?

For the extension itself our guide range is about £1,760 to £3,430 per m² including VAT. A standard 20 m² kitchen extension is typically around £41,000 to £52,000 in Edinburgh, plus the kitchen itself, which commonly adds £9,000 to £20,000 for a mid-range design.
