Is a home office extension right for your house?

  • Households that need a second quiet room
  • People who work from home most of the week
  • Homes where a loft or garden room is not practical

North-facing glass and rooflights give steadier light for screen work. Where the office faces south, we use deeper reveals or external shading to keep glare and heat down.

Working in Wallington

Postcode districts we cover around Wallington include SM1, SM2, SM5, SM6. We also work in nearby Carshalton (1 mile), Sutton (2 miles), South Croydon (3 miles), Purley (3 miles).

Banstead, in Surrey, is roughly 4 miles from Wallington and also on our list. London's housing is dominated by Victorian and Edwardian terraces, many with a rear outrigger and a side return, and 1930s semis in the outer boroughs. Conservation areas are common, so the planning check comes first.

Will the council need to approve it?

In England a single-storey rear extension can usually go up to 3 m beyond the original rear wall of a semi-detached or terraced house, or 4 m on a detached house, without a planning application, provided it is no more than 4 m high, keeps eaves to 3 m within 2 m of a boundary and, with other buildings, covers no more than half the land around the original house. The larger home extension prior approval scheme raises those depths to 6 m and 8 m, with neighbours notified and a 42-day decision.

Before any drawing is finalised we check whether the house is listed, in a conservation area or subject to an Article 4 direction.

If the work involves a shared wall, building on the boundary, or digging foundations within 3 m (sometimes 6 m) of a neighbour's building, the Party Wall etc. Act 1996 applies and notice must be served before work starts: two months for work to a party wall, one month for new walls on the boundary and for excavations.

Building over or within 3 m of a public sewer needs the water company's consent, usually through a build-over agreement, before the foundations go in.

Applications are decided by the local planning authority (your district, borough or unitary council).

Work is carried out to the agreed programme, inspected by building control and signed off at the end.

Your questions about a home office extension in Wallington

Will my neighbours in Wallington be involved?

If a planning application or prior approval is needed, the council notifies neighbours. If the work is on or near a shared boundary, party wall notices may also be needed.

Do you cover all of Wallington?

Yes. We cover Wallington and the surrounding parts of Greater London. Site visits are free and there is no obligation.

How long does a home office extension take to build in Wallington?

On site, typically 8 to 12 weeks once approvals are in place. Before that, allow 4–10 weeks design and approvals.

How much does a home office extension cost?

Our guide range is about £2,400 to £4,420 per m² including VAT. An 11 m² standard-spec office is typically £30,500 to £39,000 in Wallington.

Is an attached office better than a garden office?

An attached office shares the house heating and broadband, adds floor area to the home, and needs no garden path in the rain. A garden building can be cheaper and quicker but is a separate structure.
