We cover Oswestry and the postcode districts SY11. We also work in nearby Shrewsbury (16 miles), Market Drayton (25 miles), Wellington (25 miles), Telford (28 miles).
Chester, in Cheshire, is roughly 24 miles from Oswestry and also on our list. The West Midlands has a large stock of 1930s and post-war semi-detached houses, which are well suited to rear, side and over-garage extensions, plus Victorian terraces in the older inner areas.

Will the council need to approve it?
In England a single-storey rear extension can usually go up to 3 m beyond the original rear wall of a semi-detached or terraced house, or 4 m on a detached house, without a planning application, provided it is no more than 4 m high, keeps eaves to 3 m within 2 m of a boundary and, with other buildings, covers no more than half the land around the original house. The larger home extension prior approval scheme raises those depths to 6 m and 8 m, with neighbours notified and a 42-day decision.
Before any drawing is finalised we check whether the house is listed, in a conservation area or subject to an Article 4 direction.
Building over or within 3 m of a public sewer needs the water company's consent, usually through a build-over agreement, before the foundations go in.
Applications are decided by the local planning authority (your district, borough or unitary council).
What we take care of
- Data cabling and plenty of sockets
- Layout for desk, storage and video calls
- Sound insulation to the adjoining rooms
- Window and rooflight placement to avoid screen glare
North-facing glass and rooflights give steadier light for screen work. Where the office faces south, we use deeper reveals or external shading to keep glare and heat down.

Home office extension questions answered
Do I need building regulations approval in Oswestry?
Yes. Almost every extension needs it, whatever the planning route. We prepare the drawings and book the inspections.
Will my neighbours in Oswestry be involved?
If a planning application or prior approval is needed, the council notifies neighbours. If the work is on or near a shared boundary, party wall notices may also be needed.
Do you cover all of Oswestry?
Yes. We cover Oswestry and the surrounding parts of Shropshire. Site visits are free and there is no obligation.
Is an attached office better than a garden office?
An attached office shares the house heating and broadband, adds floor area to the home, and needs no garden path in the rain. A garden building can be cheaper and quicker but is a separate structure.
How much does a home office extension cost?
Our guide range is about £1,790 to £3,300 per m² including VAT. An 11 m² standard-spec office is typically £22,500 to £29,000 in Oswestry.
