Local to Hull
Across HU1, HU2, HU3, HU5, HU8, HU9, we can visit, measure and advise. The same team covers Beverley (8 miles), Brough (10 miles), Goole (22 miles), Bridlington (24 miles), all within easy reach.
Grimsby, in Lincolnshire, is roughly 16 miles from Hull and also on our list. Homes across Yorkshire and the Humber range from back-to-back and through terraces to large suburban semis, and extension options vary with them.
Will the council need to approve it?
In England a single-storey rear extension can usually go up to 3 m beyond the original rear wall of a semi-detached or terraced house, or 4 m on a detached house, without a planning application, provided it is no more than 4 m high, keeps eaves to 3 m within 2 m of a boundary and, with other buildings, covers no more than half the land around the original house. The larger home extension prior approval scheme raises those depths to 6 m and 8 m, with neighbours notified and a 42-day decision.
The planning position for a specific Hull address depends on its history and any designations, which is why we check it at the first visit.
Building regulations approval is separate from planning. In England you can use the council's building control team or a registered building control approver; a full plans application gets the drawings checked before work starts, and the inspector signs the work off with a completion certificate.
Applications are decided by the local planning authority (your district, borough or unitary council).

Home office extension questions answered
Who do I contract with for a home office extension in Hull?
Your contract is with S&K Property Investments and Improvement Ltd, which designs and manages the project and the build teams who carry it out.
How long does a home office extension take to build in Hull?
On site, typically 8 to 12 weeks once approvals are in place. Before that, allow 4–10 weeks design and approvals.
Do you cover all of Hull?
Yes. We cover Hull and the surrounding parts of East Riding of Yorkshire. Site visits are free and there is no obligation.
Can I claim the cost against tax?
Building work on your home is not normally an allowable business expense, and claiming it can have capital gains tax effects. Speak to an accountant before assuming any tax relief.
Is an attached office better than a garden office?
An attached office shares the house heating and broadband, adds floor area to the home, and needs no garden path in the rain. A garden building can be cheaper and quicker but is a separate structure.
