Frameless glass box extension on the rear of a period brick house

What we take care of

  • Whole-house energy calculations where needed
  • Solar-control and low-energy glass specification
  • Drainage details for frameless roofs
  • Design with specialist glazing input
  • Steel or glass beams and slim-frame glazing

Solar gain is the risk. We specify solar-control glass, plan for opening vents or sliding panels, and avoid fully glazed roofs on south-facing extensions unless shading is included.

Working in Redditch

Our survey diary covers Redditch, including B48, B96, B97, B98. The same team covers Bromsgrove (5 miles), Droitwich Spa (9 miles), Kidderminster (14 miles), Worcester (14 miles), all within easy reach.

Shirley, in West Midlands, is roughly 9 miles from Redditch and also on our list. Across the West Midlands, brick-built semis with long gardens are common, so single-storey and two-storey rear extensions are popular choices.

Will the council need to approve it?

In England a glazed or orangery-style extension follows the same size limits as any single-storey rear extension: 3 m or 4 m without an application, or up to 6 m and 8 m through prior approval. Building regulations limit glazing to about a quarter of the new floor area plus the openings it replaces, unless whole-house calculations show the design still performs.

In a conservation area, national park, National Landscape, the Broads or a World Heritage Site the permitted development limits are tighter (no side or two-storey extensions without an application). Listed homes need listed building consent, and if permitted development rights have been removed, any extension needs an application.

If the work involves a shared wall, building on the boundary, or digging foundations within 3 m (sometimes 6 m) of a neighbour's building, the Party Wall etc. Act 1996 applies and notice must be served before work starts: two months for work to a party wall, one month for new walls on the boundary and for excavations.

Building regulations approval is separate from planning. In England you can use the council's building control team or a registered building control approver; a full plans application gets the drawings checked before work starts, and the inspector signs the work off with a completion certificate.

Applications are decided by the local planning authority (your district, borough or unitary council).

We produce the drawings and structural design, and manage the approvals so they are in place before work starts.

  3. Fixed written price

You receive a written, itemised price and programme. Nothing starts until you are happy with it.

  4. Build and sign-off

The build is managed from start to finish, inspected at each stage and signed off on completion.

Questions people ask about glass extensions

Do you cover all of Redditch?

Yes. We cover Redditch and the surrounding parts of Worcestershire. Site visits are free and there is no obligation.

Who do I contract with for a glass extension in Redditch?

Your contract is with S&K Property Investments and Improvement Ltd, which designs and manages the project and the build teams who carry it out.

Will my neighbours in Redditch be involved?

If a planning application or prior approval is needed, the council notifies neighbours. If the work is on or near a shared boundary, party wall notices may also be needed.

How much does a glass extension cost?

Our guide range is about £2,910 to £5,630 per m² including VAT, because structural glass is made to order. A 12 m² standard-spec glass extension is typically £40,500 to £51,500 in Redditch.

Are glass extensions cold in winter?

Modern double or triple glazing with warm-edge spacers and underfloor heating keeps them comfortable. They are not as warm as a solid room, and we explain the trade-off honestly.
