Planning rules that apply in Reading
In England a single-storey rear extension can usually go up to 3 m beyond the original rear wall of a semi-detached or terraced house, or 4 m on a detached house, without a planning application, provided it is no more than 4 m high, keeps eaves to 3 m within 2 m of a boundary and, with other buildings, covers no more than half the land around the original house. The larger home extension prior approval scheme raises those depths to 6 m and 8 m, with neighbours notified and a 42-day decision.
The planning position for a specific Reading address depends on its history and any designations, which is why we check it at the first visit.
Building regulations approval is separate from planning. In England you can use the council's building control team or a registered building control approver; a full plans application gets the drawings checked before work starts, and the inspector signs the work off with a completion certificate.
Building over or within 3 m of a public sewer needs the water company's consent, usually through a build-over agreement, before the foundations go in.
Applications are decided by the local planning authority (your district, borough or unitary council).
What should I budget for a conservatory replacement in Reading?
For Reading we adjust our national guide rates by ×1.12, the factor we use for South East England. Figures include VAT; your written quote after the survey replaces them.
Typical rates in Reading: £2,070 to £3,920 per m² including VAT, depending on specification.
| Size | Essential | Standard | Premium |
|---|---|---|---|

What is included
- Glazing and doors to suit the new room
- New or upgraded foundations
- Removal and disposal of the old conservatory
- Insulated walls and roof to current regulations
- Trial holes to check the existing foundations
- Opening widened into the house if wanted
A replacement is a chance to rethink the shape. Many conservatories are oddly proportioned; for a similar cost the new room can often be squarer, wider or better connected to the kitchen.
Working in Reading
Across RG1, RG2, RG4, RG5, RG6, RG30, we can visit, measure and advise. The same team covers Earley (3 miles), Wokingham (7 miles), Crowthorne (10 miles), Bracknell (10 miles), all within easy reach.
For homes towards Oxfordshire, Henley-on-Thames is around 6 miles away. The South East has a broad mix of 1930s semis, post-war estates, newer developments and period cottages, and many houses have enough garden for a generous rear extension.

Conservatory replacement questions answered
Can I see a price before committing to anything?
Yes. The guide prices on this page are adjusted for Reading, and the guide-price tool gives a range for your own size. After the survey you get a written price before anything is agreed.
Will my neighbours in Reading be involved?
If a planning application or prior approval is needed, the council notifies neighbours. If the work is on or near a shared boundary, party wall notices may also be needed.
Who do I contract with for a conservatory replacement in Reading?
Your contract is with S&K Property Investments and Improvement Ltd, which designs and manages the project and the build teams who carry it out.
Is it worth replacing a conservatory with an extension?
If the conservatory is unusable for much of the year, usually yes. A solid extension gives a heated room that counts as proper living space. Our guide range is about £2,070 to £3,920 per m² including VAT, including removal.
Does replacing a conservatory need planning permission?
A solid replacement is treated as a new extension, so it must meet the permitted development limits or get planning permission, and it always needs building regulations approval.
