Will the council need to approve it?
In England a two-storey rear extension is permitted development only if it projects no more than 3 m from the original rear wall, sits at least 7 m from the rear boundary, matches the roof pitch and uses obscure, non-opening side windows upstairs. Most two-storey extensions therefore go through a householder planning application, which costs £548 from 1 April 2026 and normally takes about 8 weeks.
The planning position for a specific Hereford address depends on its history and any designations, which is why we check it at the first visit.
If the work involves a shared wall, building on the boundary, or digging foundations within 3 m (sometimes 6 m) of a neighbour's building, the Party Wall etc. Act 1996 applies and notice must be served before work starts: two months for work to a party wall, one month for new walls on the boundary and for excavations.
Applications are decided by the local planning authority (your district, borough or unitary council).
Who a bedroom extension suits
- Multi-generational households
- Growing families
- Homeowners who want an en-suite master bedroom
New bedrooms on an upper floor need an escape window or a protected route to the outside under the building regulations. We design the window sizes and stair route to meet that from the outset.
Covering Hereford
Across HR1, HR4, we can visit, measure and advise. The same team covers Ledbury (12 miles), Ross-on-Wye (12 miles), Leominster (12 miles), all within easy reach.
Malvern, in Worcestershire, is roughly 17 miles from Hereford and also on our list. The West Midlands has a large stock of 1930s and post-war semi-detached houses, which are well suited to rear, side and over-garage extensions, plus Victorian terraces in the older inner areas.

Your questions about a bedroom extension in Hereford
Can I see a price before committing to anything?
Yes. The guide prices on this page are adjusted for Hereford, and the guide-price tool gives a range for your own size. After the survey you get a written price before anything is agreed.
Do I need building regulations approval in Hereford?
Yes. Almost every extension needs it, whatever the planning route. We prepare the drawings and book the inspections.
Will my neighbours in Hereford be involved?
If a planning application or prior approval is needed, the council notifies neighbours. If the work is on or near a shared boundary, party wall notices may also be needed.
Does an en-suite need a window?
No, but it needs mechanical extraction that meets the building regulations. We design the duct route at the drawing stage.
How much does a bedroom extension cost?
Our guide range is about £1,550 to £3,100 per m² including VAT. A bedroom with an en-suite of about 18 m² is typically £33,000 to £43,000 at standard spec, depending on whether it is part of a larger two-storey build.
